Boiler aquastat faults are best left to a licensed technician. CANRO diagnoses and replaces the aquastat on residential boilers across Greater Vancouver. CANRO Heating & Cooling has serviced residential boilers across Greater Vancouver since 1999. Call (604) 359-1081 or book a licensed boiler technician.

The aquastat on a residential boiler controls water temperature and high-limit safety on the boiler. When it fails you may notice overheating, short cycling, or temperature faults. CANRO diagnoses the true cause — it isn’t always the part you’d expect — and replaces it safely and to code. The aquastat is a temperature and safety control — a licensed technician replaces and calibrates it correctly.

Same-day boiler diagnostics. Licensed gas technicians. Free written quotes on replacement.

Signs of a aquastat problem

Possible signs include overheating, short cycling, or temperature faults. These symptoms can have several causes, so a proper diagnosis matters before any part is replaced — we test rather than guess. Call to check repair and replacement options.

Safety first — please don’t DIY this. Do not open the boiler, touch gas or electrical parts, adjust the pressure or gas valve, work on the pump, venting or safety controls, or relight anything you’re unsure about. If you smell gas or suspect carbon monoxide, leave the home immediately, call your gas utility’s emergency line, then call us. The only safe homeowner steps are checking the thermostat is calling for heat, confirming the power switch and breaker are on, and checking the pressure gauge reading to report it to us. Anything more should wait for a licensed technician — call (604) 359-1081.

Experienced with your boiler brand

Our technicians are familiar with every major residential boiler brand, including the three we’re asked about most:

We service these brands — we make no “authorized” or “official service centre” claims. What we offer is genuine experience, licensed gas and boiler technicians, and honest pricing.

Why a licensed boiler technician — not DIY

A residential boiler combines gas (or oil), high-temperature water under pressure, electrical controls and sealed combustion. Work on any of those by an untrained hand is genuinely dangerous — gas leaks, carbon monoxide, scalding and electrical shock are all real risks. In BC, gas and boiler work must be done by a TSBC-licensed technician, and doing it yourself can void your warranty and your insurance. A CANRO technician diagnoses your boiler properly, repairs it to code, and confirms it is safe before leaving. If a part is unsafe or worn, we tell you honestly.

Frequently asked questions

Can I replace a boiler aquastat myself?

No — the aquastat involves gas, electrical, pressure or safety systems. In BC this is licensed work; DIY can void your warranty and insurance and is unsafe. A licensed technician must do it.

How much does a boiler aquastat replacement cost?

It depends on the part and your boiler. We quote the repair in writing after diagnosis, and if the boiler is old we’ll show you repair-vs-replace numbers honestly.

Is it worth replacing the aquastat?

On a young, reliable boiler, usually yes. On an old boiler with other issues, replacement may be smarter. We give you the honest comparison.

Good to know

Frequently asked questions

How often should a boiler be serviced?
Annual servicing is recommended for all residential boilers. CANRO's annual service includes combustion analysis, heat exchanger inspection, expansion tank pressure check, condensate trap cleaning, and a full safety check. Annual maintenance is also required to keep most manufacturer warranties valid.
How much does a new boiler cost in Vancouver?
A typical residential high-efficiency gas boiler in Metro Vancouver costs $7,500–$15,000 installed, depending on size, brand, and whether the system is heating only or a combi unit that also handles hot water. CANRO provides a free written quote with three options at different price points.
How long does a boiler last?
A well-maintained cast-iron boiler can last 25–30 years, a modern high-efficiency condensing boiler typically lasts 15–20 years, and a combi boiler 12–18 years. Annual servicing has the single biggest impact on lifespan.
My boiler is making a banging or kettling noise. Is that dangerous?
Kettling (a banging or whistling sound) is usually caused by limescale build-up on the heat exchanger and is a sign the system is overheating in localised spots. It will not always cause immediate failure but it shortens the life of the boiler and should be addressed within a few weeks.
Do you service Viessmann, IBC, Baxi, Laars, and Weil-McLain boilers?
Yes. CANRO is one of the few HVAC companies in the Lower Mainland with deep experience on European and high-end North American boilers including Viessmann, IBC, Baxi, Laars, Weil-McLain, NTI, Navien and Rinnai. We carry common parts in the truck.
Should I repair or replace my old boiler?
A useful rule: if the boiler is more than 15 years old and the repair cost is more than 50% of replacement, replacement is the better investment. CANRO will give you both a repair quote and a replacement quote and let you decide.
What HVAC services does CANRO offer in Metro Vancouver?
CANRO installs, services and repairs boilers, furnaces, heat pumps, hot water tanks, tankless water heaters, gas fireplaces and air conditioning across Metro Vancouver. We work on residential homes, townhouses and condos throughout the Lower Mainland.
How long has CANRO been in business?
CANRO has been serving the Greater Vancouver area since 1999. Our founder George is recognised by customers as one of the most experienced boiler and hydronic heating technicians in the Lower Mainland.
What areas do you serve?
We cover all of Metro Vancouver: Vancouver, Burnaby, Richmond, Surrey, Coquitlam, North Vancouver, West Vancouver, New Westminster, Delta, Langley, Port Moody, Port Coquitlam, White Rock, Pitt Meadows, and Maple Ridge.
What does a boiler aquastat do?
A boiler aquastat is the control that monitors the water temperature inside your boiler and switches the burner or circulator pump on and off to keep that water within a set range, typically 160-180°F for most residential systems. It has a high-limit function that shuts the burner down if water gets too hot, protecting the heat exchanger and preventing dangerous pressure buildup, plus a low-limit function that can hold back the circulator until water is warm enough to avoid cold-water shock to the system. On combination boilers it may also manage a separate setpoint for domestic hot water. When an aquastat fails, symptoms include a boiler that won't fire, water that overheats, uneven heat, or a system that cycles too often. Because it directly affects safety cutoffs, replacement should be done by a licensed technician; CANRO's Red Seal certified team, Technical Safety BC licence LGA0043870, can diagnose and replace a faulty aquastat with same-day response.
