When the boiler pressure gauge climbs into the red (typically above ~2. CANRO Heating & Cooling has serviced residential boilers across Greater Vancouver since 1999. Call (604) 359-1081 or book a licensed boiler technician.

When the boiler pressure gauge climbs into the red (typically above ~2.5–3 bar), the system is over-pressurised — which strains components and can push the relief valve to discharge.

Same-day boiler diagnostics. Licensed gas technicians. Free written quotes on replacement.

Possible causes (general guide only)

  • A waterlogged or failed expansion tank. the most common cause — the tank can no longer absorb expansion
  • A faulty filling loop left open. letting extra water into a sealed system
  • A stuck pressure reducing valve. feeding too much water in
  • Trapped air or a failing relief valve. contributing to unstable pressure

What to do now

Note the gauge reading and turn the system off if the relief valve is discharging. Don’t try to drain or repressurise it yourself on a sealed gas system — report the reading to us and we’ll diagnose it.

When to stop and call a licensed technician

Stop using the system and call CANRO if you smell gas, see soot or signs of incomplete combustion, have water leaking near electrical parts, or the boiler keeps locking out. Anything involving gas, pressure, the pump, valves, venting or internal controls needs a licensed technician. Call (604) 359-1081 or book online — same-day diagnostics when our schedule allows.

Safety first — please don’t DIY this. Do not open the boiler, touch gas or electrical parts, adjust the pressure or gas valve, work on the pump, venting or safety controls, or relight anything you’re unsure about. If you smell gas or suspect carbon monoxide, leave the home immediately, call your gas utility’s emergency line, then call us. The only safe homeowner steps are checking the thermostat is calling for heat, confirming the power switch and breaker are on, and checking the pressure gauge reading to report it to us. Anything more should wait for a licensed technician — call (604) 359-1081.

Experienced with your boiler brand

Our technicians are familiar with every major residential boiler brand, including the three we’re asked about most:

We service these brands — we make no “authorized” or “official service centre” claims. What we offer is genuine experience, licensed gas and boiler technicians, and honest pricing.

Why a licensed boiler technician — not DIY

A residential boiler combines gas (or oil), high-temperature water under pressure, electrical controls and sealed combustion. Work on any of those by an untrained hand is genuinely dangerous — gas leaks, carbon monoxide, scalding and electrical shock are all real risks. In BC, gas and boiler work must be done by a TSBC-licensed technician, and doing it yourself can void your warranty and your insurance. A CANRO technician diagnoses your boiler properly, repairs it to code, and confirms it is safe before leaving. If a part is unsafe or worn, we tell you honestly.

Frequently asked questions

What should my boiler pressure be?

Most residential systems sit around 1–1.5 bar cold and a little higher when hot. Consistently above ~2.5–3 bar (in the red) means a fault to investigate.

Why does my boiler pressure keep rising?

Usually a waterlogged expansion tank or a valve feeding in extra water. Both need a technician — the expansion tank in particular is a common, fixable cause.

Is high boiler pressure dangerous?

The relief valve protects the system, but persistent high pressure stresses components and shortens boiler life. Have it diagnosed rather than ignored.

Good to know

Frequently asked questions

How often should a boiler be serviced?
Annual servicing is recommended for all residential boilers. CANRO's annual service includes combustion analysis, heat exchanger inspection, expansion tank pressure check, condensate trap cleaning, and a full safety check. Annual maintenance is also required to keep most manufacturer warranties valid.
How much does a new boiler cost in Vancouver?
A typical residential high-efficiency gas boiler in Metro Vancouver costs $7,500–$15,000 installed, depending on size, brand, and whether the system is heating only or a combi unit that also handles hot water. CANRO provides a free written quote with three options at different price points.
How long does a boiler last?
A well-maintained cast-iron boiler can last 25–30 years, a modern high-efficiency condensing boiler typically lasts 15–20 years, and a combi boiler 12–18 years. Annual servicing has the single biggest impact on lifespan.
My boiler is making a banging or kettling noise. Is that dangerous?
Kettling (a banging or whistling sound) is usually caused by limescale build-up on the heat exchanger and is a sign the system is overheating in localised spots. It will not always cause immediate failure but it shortens the life of the boiler and should be addressed within a few weeks.
Do you service Viessmann, IBC, Baxi, Laars, and Weil-McLain boilers?
Yes. CANRO is one of the few HVAC companies in the Lower Mainland with deep experience on European and high-end North American boilers including Viessmann, IBC, Baxi, Laars, Weil-McLain, NTI, Navien and Rinnai. We carry common parts in the truck.
Should I repair or replace my old boiler?
A useful rule: if the boiler is more than 15 years old and the repair cost is more than 50% of replacement, replacement is the better investment. CANRO will give you both a repair quote and a replacement quote and let you decide.
What HVAC services does CANRO offer in Metro Vancouver?
CANRO installs, services and repairs boilers, furnaces, heat pumps, hot water tanks, tankless water heaters, gas fireplaces and air conditioning across Metro Vancouver. We work on residential homes, townhouses and condos throughout the Lower Mainland.
How long has CANRO been in business?
CANRO has been serving the Greater Vancouver area since 1999. Our founder George is recognised by customers as one of the most experienced boiler and hydronic heating technicians in the Lower Mainland.
What areas do you serve?
We cover all of Metro Vancouver: Vancouver, Burnaby, Richmond, Surrey, Coquitlam, North Vancouver, West Vancouver, New Westminster, Delta, Langley, Port Moody, Port Coquitlam, White Rock, Pitt Meadows, and Maple Ridge.
Why is my boiler pressure too high?
High boiler pressure (above 2.75 bar or the red zone on your gauge) is usually caused by overfilling during repressurization, a faulty expansion vessel that's lost its air charge, or a failed pressure relief valve that isn't venting excess pressure. A stuck filling loop valve that keeps feeding water into the system is another common culprit. Running a boiler above the safe range strains seals and can trip a safety lockout. If bleeding a radiator or checking the filling loop doesn't bring pressure back down, call CANRO at (604) 359-1081 for same-day response — our Technical Safety BC gas-licensed technicians (LGA0043870) diagnose the expansion vessel and relief valve on-site.
