Boiler short cycling means the unit fires up, runs briefly (often less than 5 minutes), shuts down, and repeats. Its bad — it wears the ignition system, wastes gas, and signals an underlying problem.

Symptoms

  • Boiler firing 6+ times per hour in mild weather
  • Audible click-on/click-off frequently
  • Hot water temperatures swinging
  • Rooms warming, then cooling, then warming
  • Higher than expected gas bills despite mild winter

Top 6 causes

  1. Boiler oversized: A boiler that produces more BTU than the home needs reaches setpoint too quickly, shuts off, room cools, fires again. The most common cause in BC retrofits where the old boiler was kept the same size (it was probably oversized too).
  2. Thermostat anticipator wrong: Older mechanical thermostats have an anticipator that times the cycle. If miscalibrated, the boiler short-cycles. Easy fix with a modern programmable or smart thermostat.
  3. Outdoor reset not enabled or wrongly configured: A modern condensing boiler should use outdoor reset to lower supply temperature in mild weather. Without it, the boiler fires hard, hits setpoint fast, shuts off — cycling. Enable outdoor reset and configure the curve for your home.
  4. Low system flow: Closed isolation valves, partially closed TRVs, undersized circulator pump, air-locked system. Cant get rid of the heat fast enough, boiler hits high-limit, shuts off.
  5. Expansion vessel waterlogged: Cant absorb thermal expansion; pressure spikes, relief valve opens; pressure drops, boiler locks out and recycles.
  6. Failed sensor: Bad outlet temperature sensor reads incorrectly, telling the boiler to shut off prematurely.

What CANRO does

  1. Read the boilers cycling log from the control board
  2. Check thermostat settings and anticipator calibration
  3. Verify outdoor reset is enabled and properly configured
  4. Inspect system flow (circulator current draw, head pressure, isolation valves)
  5. Check expansion vessel pre-charge
  6. Verify sensor readings against actual temperature
  7. If oversized, recommend either modulation tweaks, buffer tank, or boiler downsizing

Frequently asked questions

How often should a properly sized boiler fire?
In mild weather: 2-4 firings per hour. In cold weather: long continuous runs or 1-2 firings per hour. More than 6/hour suggests cycling issues.
Will a smart thermostat fix this?
Sometimes — if the issue is the thermostat anticipator. If the cause is oversizing or outdoor-reset misconfiguration, thermostat upgrade alone wont help.
Is short cycling damaging the boiler?
Yes — doubles the wear on the ignition system, pump, and three-way valve. A boiler that should last 18 years may fail at 10 if cycling is severe.
Whats outdoor reset and why is it important?
It varies the boilers supply water temperature based on outside temperature — hotter water on cold days, cooler water on mild days. This eliminates short cycling and maximizes condensing efficiency. Most installs come with the sensor but installers often forget to configure it. CANRO always sets it up.
Can I downsize my oversized boiler without replacing it?
Sometimes the modulating burner range covers it — but only if turndown is wide (10:1 or 20:1). If not, the practical fixes are outdoor reset (slows the boiler), a buffer tank, or replacing with a smaller unit.

Expert insights: boilers in Metro Vancouver

What follows is the practical information CANRO shares with Metro Vancouver homeowners about boilers during in-home consultations. Modern condensing gas boilers in Metro Vancouver operate at 92-98% AFUE, with modulating burners that match output to demand. Hydronic systems — radiators, in-floor radiant, and air handlers — deliver exceptionally even heat with very low operating noise.

Vancouver's moderately hard tap water (around 60-100 ppm hardness in most of Metro Vancouver) affects tankless water heaters, combi boilers, and hot-water tanks — annual descaling is essential. CANRO has worked with boiler systems across Metro Vancouver since 1999, including installations and service calls in Guildford, Sullivan, Capitol Hill and Lougheed.

Technical considerations for boilers in Metro Vancouver

Sizing. Boiler sizing depends on heat-loss calculations (Manual J for the home + emitter capacity check). Oversized boilers short-cycle, which is the single biggest cause of premature heat-exchanger failure in Vancouver hydronic installs.

Lifespan. A well-maintained condensing boiler typically lasts 15-20 years in Vancouver. Cast-iron heritage boilers can run 30+ years, but their efficiency (60-75% AFUE) often makes replacement worthwhile after 20 years on energy savings alone.

Warning signs. A failing boiler typically shows kettling (banging or whistling at start-up), expansion-tank pressure loss requiring frequent top-ups, sooty combustion residue, persistent error codes, or radiators that no longer balance.

What CANRO checks during a boiler service

  • Combustion analysis at low fire and high fire
  • Heat-exchanger inspection (scale, soot)
  • Expansion-tank pressure check and pre-charge
  • Pressure-relief valve operation
  • Circulator pump amp draw and bearing check
  • Condensate trap and neutraliser inspection
  • Gas-valve modulation test
  • Igniter and flame-rod inspection
  • Air separator and check valves
  • System fill-pressure and air-purge

Boiler FAQs

Should I repair or replace my 15-year-old boiler?

A useful rule: if the boiler is more than 15 years old and the repair cost is more than 50% of replacement, replacement is the better long-term investment because newer units run at 95%+ AFUE vs 75-82% for older models — paying back the difference in energy savings over 6-10 years. CANRO gives you both quotes and lets you decide.

How much does a new boiler cost in Metro Vancouver?

A typical residential high-efficiency gas boiler installation in Metro Vancouver costs $7,500-$15,000 depending on size, brand, and whether the system is heating-only or a combi unit also handling domestic hot water. Premium European brands (Viessmann, Baxi) sit at the upper end; North American brands (Navien, IBC, Rinnai) at the lower-middle.

What's the difference between a heating-only boiler and a combi?

A heating-only boiler heats only the hydronic loop (radiators, in-floor radiant, air-handler coil); a separate hot-water tank handles domestic hot water. A combi (combination) boiler heats both — eliminating the tank but requiring a higher-BTU boiler to handle peak DHW demand. Combi installs work best for 1-3 bathroom homes; heating-only + tank is usually better for 4+ bathroom homes.

My boiler keeps losing pressure — what's wrong?

Pressure loss indicates either: an expansion tank that has lost its air charge, a leak somewhere in the loop (often a tiny pinhole behind a radiator or under flooring), a weeping pressure-relief valve, or a faulty automatic fill valve. CANRO uses pressure-decay testing and infrared imaging to locate hidden leaks.

What is kettling — that banging sound from my boiler?

Kettling is a banging or whistling sound caused by limescale build-up on the heat exchanger, which creates localised overheating spots. It will not always cause immediate failure but it shortens boiler life significantly and should be addressed within a few weeks by descaling and water-chemistry correction.

How often should a boiler be serviced?

Annual servicing is recommended for all residential boilers in Metro Vancouver. The service includes combustion analysis, heat-exchanger inspection, expansion-tank pressure check, condensate-trap cleaning, circulator pump check, and a full safety inspection. Annual maintenance is also required to keep most manufacturer warranties valid.

How long does a boiler last?
A well-maintained cast-iron boiler can last 25–30 years, a modern high-efficiency condensing boiler typically lasts 15–20 years, and a combi boiler 12–18 years. Annual servicing has the single biggest impact on lifespan.
My boiler is making a banging or kettling noise. Is that dangerous?
Kettling (a banging or whistling sound) is usually caused by limescale build-up on the heat exchanger and is a sign the system is overheating in localised spots. It will not always cause immediate failure but it shortens the life of the boiler and should be addressed within a few weeks.

What causes boiler short cycling?
Boiler short cycling is usually caused by a boiler that's oversized for the heating load, so it satisfies the thermostat almost immediately and shuts off. Other common causes include low water pressure or a faulty pressure relief valve, a malfunctioning thermostat or thermostat sensor placed too close to a heat source, a dirty or blocked flue restricting airflow, mineral buildup or sludge reducing water flow through the heat exchanger, a failing pump, or trapped air in the system. A stuck or miscalibrated aquastat can also cause the burner to cycle on and off rapidly. Because gas connections and pressure components are involved, diagnosis should be left to a licensed technician. CANRO Heating & Cooling (Technical Safety BC gas licence LGA0043870, boiler licence LBP0046450) offers same-day response diagnostics across Metro Vancouver — call (604) 359-1081.
