If your boiler wont turn on, work through these checks in order before calling for service. About 30% of no-start calls are resolved by simple homeowner checks.

Step 1 — Power

  • Verify the front-panel power switch is ON
  • Check the circuit breaker at the panel (usually 15A dedicated to the boiler)
  • Verify the boilers fused spur (in-wall switch near the unit) is on
  • Check if the boiler display lights up at all — no display = power problem

Step 2 — Gas supply

  • Verify the gas isolation valve on the gas line going INTO the boiler is OPEN (handle parallel to pipe)
  • Check that other gas appliances are working (stove, hot-water tank) — if all are down, gas service is the problem; call FortisBC at 1-800-663-9911
  • If gas was recently shut off (e.g. for plumbing work), there may be air in the line — call CANRO to purge and recommission

Step 3 — System pressure

  • Pressure gauge should read 1.0-1.5 bar (cold)
  • If pressure is below 0.8 bar, the boiler locks out for safety — top up using the filling loop to 1.2 bar cold
  • If pressure drops again within hours, you have a leak — call CANRO

Step 4 — Thermostat

  • Verify thermostat is calling for heat (set temperature above current room temp)
  • Check thermostat batteries (most fail at 1-2 years; replace as a habit)
  • If thermostat display is blank, replace batteries or wiring

Step 5 — Error code on display

Most modern boilers show a fault code on the front panel. Note the EXACT code, then check our brand error-code guides:

Step 6 — Try ONE reset

  • If theres a reset button or "reset" lockout, try ONCE
  • If the same lockout returns immediately or within minutes, stop — repeated resets damage the ignition system
  • Note the code and call CANRO

When to call us

  • None of the above resolves it
  • Same error code keeps returning
  • You smell gas (call FortisBC FIRST at 1-800-663-9911, then CANRO)
  • Water leaking from the boiler
  • No heat in winter and you cant safely diagnose

Need same-day diagnostic?

Most no-start calls resolved on first visit because we carry common parts in every truck.

Frequently asked questions

Most common cause of "boiler wont start"?
Low pressure or thermostat battery dead. The next most common: dirty flame sensor causing ignition failure.
Should I keep trying to reset?
No. One reset is fine. If the same code returns, the lockout is protecting the boiler from a real fault. Repeated resets risk damaging the ignition control board.
How long to wait between resets?
At least 5 minutes for the boiler to clear its lockout timer. But if youve tried once and it relocked, dont try again — call.
What if I cant find the gas valve?
It is usually within 18 inches of the boiler on the gas pipe, with a yellow or red handle. If you cant find it, call CANRO — never force valves you cant identify.
Is it dangerous to ignore a boiler lockout?
The lockout itself isnt dangerous — its preventing dangerous operation. Ignoring it (i.e. leaving the boiler off) for a winter weekend is fine; you just have no heat. Address within a few days.

Expert insights: boilers in Metro Vancouver

Selecting and servicing boilers in Metro Vancouver involves several local factors — climate, available rebates, code requirements — covered below. Modern condensing gas boilers in Metro Vancouver operate at 92-98% AFUE, with modulating burners that match output to demand. Hydronic systems — radiators, in-floor radiant, and air handlers — deliver exceptionally even heat with very low operating noise.

BC's building code, TSBC gas-fitting rules, and FortisBC's natural-gas service standards together govern every HVAC installation in Metro Vancouver — CANRO works under permit and inspection on every gas-appliance install. CANRO has worked with boiler systems across Metro Vancouver since 1999, including installations and service calls in Como Lake, Kitsilano, Steveston and Yaletown.

Technical considerations for boilers in Metro Vancouver

Sizing. Boiler sizing depends on heat-loss calculations (Manual J for the home + emitter capacity check). Oversized boilers short-cycle, which is the single biggest cause of premature heat-exchanger failure in Vancouver hydronic installs.

Lifespan. A well-maintained condensing boiler typically lasts 15-20 years in Vancouver. Cast-iron heritage boilers can run 30+ years, but their efficiency (60-75% AFUE) often makes replacement worthwhile after 20 years on energy savings alone.

Warning signs. A failing boiler typically shows kettling (banging or whistling at start-up), expansion-tank pressure loss requiring frequent top-ups, sooty combustion residue, persistent error codes, or radiators that no longer balance.

What CANRO checks during a boiler service

  • Combustion analysis at low fire and high fire
  • Heat-exchanger inspection (scale, soot)
  • Expansion-tank pressure check and pre-charge
  • Pressure-relief valve operation
  • Circulator pump amp draw and bearing check
  • Condensate trap and neutraliser inspection
  • Gas-valve modulation test
  • Igniter and flame-rod inspection
  • Air separator and check valves
  • System fill-pressure and air-purge

Boiler FAQs

What is kettling — that banging sound from my boiler?

Kettling is a banging or whistling sound caused by limescale build-up on the heat exchanger, which creates localised overheating spots. It will not always cause immediate failure but it shortens boiler life significantly and should be addressed within a few weeks by descaling and water-chemistry correction.

How often should a boiler be serviced?

Annual servicing is recommended for all residential boilers in Metro Vancouver. The service includes combustion analysis, heat-exchanger inspection, expansion-tank pressure check, condensate-trap cleaning, circulator pump check, and a full safety inspection. Annual maintenance is also required to keep most manufacturer warranties valid.

Should I repair or replace my 15-year-old boiler?

A useful rule: if the boiler is more than 15 years old and the repair cost is more than 50% of replacement, replacement is the better long-term investment because newer units run at 95%+ AFUE vs 75-82% for older models — paying back the difference in energy savings over 6-10 years. CANRO gives you both quotes and lets you decide.

How much does a new boiler cost in Metro Vancouver?

A typical residential high-efficiency gas boiler installation in Metro Vancouver costs $7,500-$15,000 depending on size, brand, and whether the system is heating-only or a combi unit also handling domestic hot water. Premium European brands (Viessmann, Baxi) sit at the upper end; North American brands (Navien, IBC, Rinnai) at the lower-middle.

What's the difference between a heating-only boiler and a combi?

A heating-only boiler heats only the hydronic loop (radiators, in-floor radiant, air-handler coil); a separate hot-water tank handles domestic hot water. A combi (combination) boiler heats both — eliminating the tank but requiring a higher-BTU boiler to handle peak DHW demand. Combi installs work best for 1-3 bathroom homes; heating-only + tank is usually better for 4+ bathroom homes.

My boiler keeps losing pressure — what's wrong?

Pressure loss indicates either: an expansion tank that has lost its air charge, a leak somewhere in the loop (often a tiny pinhole behind a radiator or under flooring), a weeping pressure-relief valve, or a faulty automatic fill valve. CANRO uses pressure-decay testing and infrared imaging to locate hidden leaks.

Annual maintenance is also required to keep most manufacturer warranties valid.
How much does a new boiler cost in Vancouver?
A typical residential high-efficiency gas boiler in Metro Vancouver costs $7,500–$15,000 installed, depending on size, brand, and whether the system is heating only or a combi unit that also handles hot water. CANRO provides a free written quote with three options at different price points.
How long does a boiler last?
A well-maintained cast-iron boiler can last 25–30 years, a modern high-efficiency condensing boiler typically lasts 15–20 years, and a combi boiler 12–18 years. Annual servicing has the single biggest impact on lifespan.
My boiler is making a banging or kettling noise. Is that dangerous?
