Quick answer: You can safely clean a mini split yourself: turn off the power, pop out and wash the two mesh filters behind the front cover, wipe the vanes and housing, and gently rinse the outdoor coil with a garden hose. What you should not DIY is opening the sealed refrigerant system or deep-cleaning the indoor evaporator coil and blower wheel, which need a proper coil cleaner and, often, professional tools.

What you can safely clean yourself

A ductless mini split (a common heat pump setup in Metro Vancouver homes, condos and laneway houses) is designed so the routine cleaning is homeowner-friendly. Doing it every few weeks in heavy-use season keeps airflow strong and stops that musty smell that builds up in our damp coastal climate.

Before you touch anything, turn the unit off at the wall control and, to be safe, switch off the breaker feeding it. Then work through these:

  • Filters: Lift the front cover of the indoor head, slide out the two lightweight mesh filters, and vacuum or rinse them under lukewarm water. Let them dry fully before reinstalling — never put damp filters back in.
  • Vanes and housing: Wipe the louvers (the swinging vanes) and the plastic body with a soft, slightly damp cloth. A little dish soap in water handles grime.
  • Drain area: Check that the condensate drain line running outside isn't clogged or kinked. Standing water or dripping indoors is a sign it needs attention.
  • Outdoor unit: Clear leaves, cottonwood fluff and debris from around the condenser, then gently rinse the coil fins with a garden hose on low pressure — spraying straight in, not at an angle that bends the fins.

What you should NOT try yourself

Two parts of a mini split cause the most homeowner headaches, and both are best left alone:

  • The evaporator coil and blower wheel deep inside the indoor head. These trap the biofilm that causes odours, but reaching them means partially disassembling the unit. Aggressive DIY sprays or bleach can corrode the coil or leave residue that gets blown into your air.
  • Anything involving refrigerant. The copper lines and sealed system should never be opened by a homeowner — that's licensed work, and topping up refrigerant on a unit that isn't leaking usually means there's an underlying problem to diagnose.

You may have seen 'mini split cleaning bags' and coil sprays sold online. They can help, but a rushed job often pushes gunk into the drain pan and clogs it, leading to leaks. If you're not confident, it's genuinely cheaper to have it done right than to fix water damage later.

How often to clean, and when to call a pro

Rinse the filters every two to four weeks during peak cooling or heating season, and give the whole unit a wipe-down each spring and fall. In wildfire-smoke season, check filters more often — they load up fast.

Plan on a professional deep clean and tune-up roughly once a year. A technician cleans the coil and blower wheel properly, clears the drain, checks refrigerant pressures and confirms the unit is running efficiently. Call sooner if you notice weak airflow after cleaning the filters, water dripping inside, a persistent musty or sour smell, ice on the lines, or the unit short-cycling. Those point to something a rinse won't fix.

CANRO Heating & Cooling is a Red Seal certified, independent HVAC contractor serving Metro Vancouver since 1999 — WorkSafeBC and liability insured, with Technical Safety BC licensing. Frequently asked questions

Can I use bleach or vinegar to clean my mini split?
Skip the bleach — it can corrode the aluminum coil and metal parts. A mild dish-soap-and-water solution is fine for the filters, vanes and plastic housing. For the internal coil, use a cleaner made for HVAC coils or leave it to a technician.
How do I get rid of the musty smell from my mini split?
The smell usually comes from mould and biofilm on the evaporator coil and in the drain pan — areas the mesh filters don't reach. Cleaning the filters helps a little, but a persistent smell almost always needs a professional coil-and-drain cleaning to fully clear.
Do I need to turn off the power before cleaning a mini split?
Yes. Turn the unit off at the controller and switch off the breaker before removing the cover or spraying the outdoor coil. It's a simple step that prevents shocks and accidental startup.
How often should mini split filters be cleaned?
Every two to four weeks during heavy use, and more often during wildfire smoke season in Metro Vancouver. Clogged filters are the most common cause of weak airflow and higher energy bills.
Is it worth paying for a professional mini split cleaning?
For routine filter and surface cleaning, no — you can do that yourself. But an annual professional deep clean and tune-up pays off by keeping efficiency up, catching small issues early and protecting your manufacturer warranty.
