Short cycling — when your furnace turns on and off repeatedly without completing a full heating cycle — wastes gas, wears components, and reduces comfort. Six common causes:

Free in-home consultation. Free written quote. TSBC-licensed installers. Call (604) 359-1081 or request a quote online.

1. Oversized furnace

Biggest cause in Vancouver retrofits. An oversized burner heats the home too quickly, hits setpoint, shuts off, room cools, fires again — endless short cycles. The fix is either a properly-sized replacement or aggressive outdoor-reset on a modulating unit.

2. Dirty air filter

Restricts airflow, causing the high-limit switch to trip on overheat. Furnace cycles on overheat protection. Replace filter monthly during heating season.

3. Thermostat issues

Old mechanical thermostats with bad anticipator settings cycle prematurely. Replace with a programmable or smart thermostat.

4. Flame sensor fouling

Marginal flame sensor cuts out the burner shortly after ignition, restarts, repeats. Annual flame-sensor cleaning prevents this.

5. Limit switch issue

Failed or marginal high-limit switch trips at lower temperatures than designed. Replacement is a $250-$400 service call.

6. Blocked or undersized ductwork

Restricted return air or supply ducts cause heat to build up in the furnace plenum, triggering limit trips. CANRO inspects ducts during quote.

Frequently asked questions

Frequently asked questions

How often should my furnace cycle?
In mild Vancouver weather: 2-4 cycles per hour. In cold snaps: longer continuous runs, 1-2 cycles per hour. More than 6 cycles per hour is short cycling.
Is short cycling damaging?
Yes — doubles wear on the ignition system, pressure switch, and limit switch. A unit designed for 18 years can fail at 10 if cycling is severe.
Will a new thermostat fix it?
Sometimes — if thermostat anticipator is the cause. If oversize is the cause, thermostat upgrade alone wont help.
Can I fix it myself?
Filter change: yes. Thermostat upgrade: usually yes (instructions in the box). Oversize or limit issues: need professional diagnosis.
Can a modulating furnace short cycle?
Less likely — variable-capacity modulates from 35-100%, partly compensating for oversize. But it still happens if very oversized.

Expert insights: furnaces in Metro Vancouver

If you are considering furnaces, this guide walks through the key technical and practical points specific to Metro Vancouver. A modern high-efficiency gas furnace in Metro Vancouver operates at 95-98% AFUE, modulating its burner output between 40% and 100% to match demand. Vancouver's mild climate means short, frequent run cycles, which favours variable-speed ECM blowers and two-stage or modulating gas valves.

Metro Vancouver's coastal climate brings salt-laden air to coastal neighbourhoods (Steveston, Tsawwassen, White Rock) that accelerates outdoor coil corrosion — an important factor in equipment selection and placement. CANRO has worked with furnace systems across Metro Vancouver since 1999, including installations and service calls in Brighouse, Eagle Ridge, Eagle Ridge and Brentwood.

Technical considerations for furnaces in Metro Vancouver

Sizing. Proper furnace sizing requires a Manual J load calculation — most Vancouver homes need 50,000-90,000 BTU, but oversized furnaces short-cycle, accelerate component wear and produce uneven temperatures.

Lifespan. A well-maintained high-efficiency gas furnace lasts 15-20 years in Vancouver. The single biggest factor in lifespan is annual professional servicing — combustion analysis, condensate trap cleaning, and igniter inspection prevent 80% of mid-life failures.

Warning signs. A failing furnace usually announces itself: short-cycling, yellow flame (should be blue), rising gas bills, uneven heating between rooms, banging on startup, or persistent error codes on the control board.

What CANRO checks during a furnace service

  • Combustion analysis (CO, CO2, O2, stack temperature)
  • Heat-exchanger inspection (cracks, corrosion)
  • Flame sensor cleaning
  • Hot-surface ignitor test
  • Gas pressure verification (inlet + manifold)
  • Condensate trap and drain clearing
  • Blower motor amp draw and bearing check
  • Filter replacement and airflow verification
  • Limit switch and rollout safety test
  • Thermostat calibration and response check

Furnace FAQs

Two-stage vs modulating gas furnace — what's right for Vancouver?

Two-stage furnaces (high/low burner) are a good fit for most Vancouver homes — they cut short-cycling and run quieter than single-stage units. Modulating furnaces (continuously variable burner output) are worth the premium in larger homes (3,000+ sq ft), homes with significant temperature zones, or homes prioritising the absolute quietest operation.

How much does furnace installation cost in Metro Vancouver?

A typical residential high-efficiency gas furnace installation in Metro Vancouver costs $4,500-$8,500 including the equipment, venting, gas-line work, permit, electrical, and removal of the old unit. Variable-speed and modulating models are at the upper end. CANRO provides three quote tiers (good/better/best) so you can choose the right balance for your home and budget.

Can I install a heat pump and skip the furnace altogether?

Yes — for most Metro Vancouver homes, a cold-climate heat pump alone provides 100% of heating needs down to -10°C. Some homeowners choose a dual-fuel setup (heat pump + small gas furnace as back-up for the rare deep cold snap), but this is rarely necessary in our climate.

Why does my furnace short-cycle (turn on and off rapidly)?

Short-cycling typically indicates one of: an over-sized furnace for the home, a dirty flame sensor, a clogged condensate drain triggering shutdown, low gas pressure, a failing limit switch, or a thermostat located in a non-representative spot (in direct sunlight, near a vent). All are diagnosed quickly during a service call.

Do I really need annual furnace servicing in Vancouver?

Yes. Annual professional servicing catches 80% of mid-life failures before they cause a no-heat call. It also keeps manufacturer warranties valid — most are voided by missing scheduled maintenance. The service includes combustion analysis, heat-exchanger inspection, flame-sensor cleaning, blower-motor check, condensate-trap clearing, and a full safety test for carbon monoxide.

What AFUE rating should I look for in a new Vancouver furnace?

For Metro Vancouver homes, 95-97% AFUE is the sweet spot — high enough to qualify for FortisBC rebates and capture nearly all available efficiency gains, but without paying a premium for the very last 1-2% from 98% AFUE modulating units. ENERGY STAR-certified models above 95% AFUE are required for current rebate programs.

Good to know

Frequently asked questions

How often should a furnace be serviced?
Annual servicing is recommended for gas furnaces, ideally before the start of the heating season in September or October. Service includes burner cleaning, heat exchanger inspection, ignition check, blower motor cleaning, gas pressure adjustment and a full safety test for carbon-monoxide leaks.
How long does a furnace last in Vancouver's climate?
High-efficiency gas furnaces typically last 15–20 years with annual maintenance. Vancouver's mild climate means lower run-times than colder Canadian cities, which extends life — but salt-air corrosion near the coast and high humidity can shorten it.
Why is my furnace blowing cold air?
Common causes are a thermostat set to "on" instead of "auto", a tripped flame sensor, a clogged condensate drain shutting down a high-efficiency unit, low gas pressure, or a failed ignitor. Most are repairable in a single service visit.
How much does a new furnace cost in Vancouver?
A typical residential high-efficiency gas furnace in Metro Vancouver costs $4,500–$8,500 installed depending on size, brand and venting requirements. Variable-speed and modulating models are at the upper end.
What is the most reliable furnace brand?
In our experience servicing Vancouver homes since 1999, Carrier, Lennox, Bryant and York have produced the most reliable mid-to-high-efficiency furnaces with the best parts availability. Goodman and Rheem offer strong value at lower price points.
