Quick answer: You likely have an insulation problem if some rooms are always colder or hotter than others, your equipment runs constantly, your energy bills climb, or you feel drafts near windows and walls. The clearest signs are uneven temperatures, drafts, and cold or warm spots that your HVAC system can't seem to overcome no matter how long it runs.

The everyday signs of poor insulation

Your HVAC system and your insulation work as a team. The furnace or heat pump produces the heating and cooling; the insulation and air sealing keep it inside where you want it. When insulation is weak, your equipment can be perfectly healthy and still struggle to keep the house comfortable because the conditioned air is leaking away faster than it can be replaced.

Here are the most common signs your home isn't holding heat and cool air the way it should:

  • Rooms that are always noticeably colder or hotter than the rest of the house, no matter how you set the thermostat.
  • Drafts you can feel near windows, exterior doors, baseboards, or electrical outlets on outside walls.
  • The furnace or AC runs almost constantly and rarely cycles off, even in mild weather.
  • Energy bills that keep climbing while your habits stay the same.
  • Cold floors above an unheated crawlspace, or a top floor that overheats in summer.
  • Ice dams on the roof in winter, or condensation and moisture in the attic.

Simple checks you can do yourself

You don't need special tools to get a rough sense of where your home is losing energy. A few quick checks around the house will tell you a lot:

  • Attic: peek in and look at the insulation depth. If you can clearly see the tops of the floor joists sticking out, you probably don't have enough. In our climate, attics usually benefit from a generous, even blanket of insulation.
  • Crawlspace: a cold, damp, or uninsulated crawlspace pulls heat out of the floor above and is common in older Metro Vancouver homes.
  • Drafts: on a windy day, hold your hand near window frames, outlets on exterior walls, and the bottom of exterior doors. Air movement means air leaks.
  • The candle or incense test: pass a lit incense stick along window edges and door frames. If the smoke wavers or gets pulled sideways, air is getting through.
  • Temperature difference: touch an interior wall and an exterior wall. A big difference in how cold they feel points to weak wall insulation.

In the Lower Mainland, our biggest issue isn't extreme cold so much as damp, drafty winters. Air sealing and attic and crawlspace insulation tend to give the best comfort payback here, and they also help keep humidity and mould in check.

When to bring in a professional

If the DIY checks leave you unsure, a professional energy assessment gives you a clear, measured picture. A certified energy advisor uses a blower door test to measure how leaky your home actually is and produces a report showing exactly where to prioritize. In BC, that assessment is also the starting point for many rebate programs, so it's worth doing before a big upgrade.

From the HVAC side, insulation and sizing go hand in hand. If your home is poorly sealed, an oversized furnace or AC won't fix the problem, it'll just short-cycle and wear out faster. When we quote a new system, we look at your home as a whole and do a proper load calculation so the equipment matches your real needs, not just the square footage.

If you're chasing comfort problems, uneven temperatures, or high bills and can't tell whether it's the equipment or the building, CANRO can help you sort out what's actually going on. Call us at (604) 359-1081 or email info@canroheat.ca for a diagnostic visit and a free written quote. We've served Metro Vancouver homeowners since 1999.

Frequently asked questions

Can better insulation lower my heating and cooling bills?
Yes. When less conditioned air escapes, your furnace or AC runs less to hold the same temperature. Air sealing and attic or crawlspace insulation are usually the most cost-effective improvements for Metro Vancouver homes.
Are there BC rebates for adding insulation?
Programs like CleanBC and the federal Canada Greener Homes Loan support home efficiency upgrades, and most start with an EnerGuide home energy assessment. The Greener Homes grant itself closed in 2024, so check current program details before you plan, as rebate amounts and rules change.
How do I know if the problem is my insulation or my HVAC system?
If your equipment runs constantly but certain rooms never get comfortable, and you feel drafts or cold spots, insulation is often the culprit. If the whole house heats or cools poorly and evenly, the system itself is more likely at fault. A load calculation and inspection can confirm which it is.
How much attic insulation should I have?
As a rule of thumb, if you can easily see the tops of the ceiling joists, you probably need more. An energy advisor can tell you the recommended level for your specific home rather than a generic number.
Does poor insulation affect indoor air quality?
It can. Air leaks let in unfiltered outdoor air, dust, and moisture, and damp uninsulated crawlspaces can encourage mould. Sealing and insulating properly, paired with good ventilation, helps keep indoor air cleaner and drier.

Good to know

Frequently asked questions

Do I need air conditioning in Vancouver?
Vancouver summers have been getting hotter — the 2021 heat dome saw temperatures over 40°C. Most modern Vancouver homes now install a heat pump that provides both heating and cooling, replacing a furnace and avoiding the need for a separate A/C system.
How much does central A/C cost in Vancouver?
A typical 2.5–3 ton central air conditioner added to an existing forced-air furnace costs $5,500–$9,500 installed. A heat pump conversion (cooling + heating in one unit) is usually a smarter long-term investment given available rebates.
How often should A/C be serviced?
Annual servicing in spring keeps the outdoor coil clean, refrigerant charge correct, and the indoor evaporator coil and condensate drain clear. Skipping service is the single biggest cause of premature compressor failure.
What HVAC services does CANRO offer in Metro Vancouver?
