Quick answer
On Mitsubishi Electric systems whose service manual lists P5 as drain overflow protection, the indoor unit has detected a drainage problem. A blocked drain, pump problem or water-level sensing fault can be involved. P5 does not by itself prove that the pump needs replacement. Confirm the indoor model before applying a code chart.

First confirm which Mitsubishi system you have

Photograph the complete message and the indoor unit model label if it is visible without removing a cover. Keep the outdoor model and controller model with that record. A ceiling cassette, concealed ducted unit and wall-mounted unit can have different condensate arrangements, even when they share the same brand.

Mitsubishi Electric documentation identifies P5 as drain overflow protection for specific equipment families. That is useful starting information, not a universal diagnosis for every Mitsubishi product. Mitsubishi Electric and Mitsubishi Heavy Industries are separate manufacturers; a code table for one should not be used to order parts for the other.

What P5 can tell you about the condensate system

During cooling, moisture removed from indoor air collects at the indoor coil and needs a clear drainage route. Depending on the installation, water leaves by gravity or through a condensate pump. A drainage protection signal is a reason to stop and investigate before water reaches a ceiling, wall or nearby electrical equipment.

  • A restricted drain can prevent water leaving even when the pump operates.
  • A pump can fail mechanically or electrically; the code alone does not distinguish these faults.
  • The water-level sensor or float may report an abnormal condition that needs testing.
  • Installation details, including the drain route and the equipment-specific pumping limits, need checking against the manual.

Mitsubishi’s PEA-M LA2 service manual lists drainage, pump, float-switch and controller checks for P5. Those checks belong to the service technician. They are not instructions to bridge a float switch or open a live indoor unit.

Safe observations before a service visit

  • Stop operation using the normal controller if there is a recurring fault or visible leakage.
  • From a dry, safe position, photograph the code and any water staining. Note which indoor unit is affected.
  • Record whether the fault starts immediately, after cooling for a while, or after recent installation or maintenance.
  • Look at an accessible drain outlet from ground level without disconnecting it. Report visible obstruction or damage.
  • Move belongings away from a leak if you can do so safely. In a condo, notify building management when water may affect another unit.

Keep clear of wet electrical equipment. Do not remove covers, probe wiring, bypass a float switch, force water or chemicals into the unit, or repeatedly reset a tripping breaker. Stop using equipment that is leaking or behaving abnormally and arrange qualified HVAC service.

What to ask the technician to establish

Ask for the cause of the protection event, not just a replacement-part recommendation. The assessment should explain whether water is actually backing up, whether drainage meets the model’s installation requirements, and whether the pump and sensing circuit work as intended. Any electrical testing should follow the manufacturer’s procedure.

After repairs, ask what operating test was completed to confirm drainage. A disappearing display is not the same as proving that water can leave the unit during use. If access requires a ceiling panel, discuss access and any making-good work before the appointment.

Repair, replacement and the written quote

A condensate fault is not an automatic reason to replace the entire heat pump. Compare the diagnosed problem, available parts, repair scope and the overall condition of the equipment. Ask whether the quote includes drain cleaning, pump replacement if needed, access work and a drainage test. A generic P5 price online cannot account for those differences.

For wider system decisions, see our repair-or-replace guide. For another displayed code, use the HVAC error-code guide and verify the exact equipment manual.

Mitsubishi P5 questions

Can I clear P5 by resetting the breaker?
A reset may clear a display without correcting drainage. Do not keep restarting a leaking unit or resetting a breaker that trips. Follow the owner’s manual and obtain service for a recurring fault.
Does P5 mean low refrigerant?
For the Mitsubishi Electric manuals referenced here, P5 concerns drainage protection. It is not enough evidence to diagnose a refrigerant leak or justify adding refrigerant.
Why is there no water on the floor?
The protection may activate before water escapes, or the water-level sensing circuit may require investigation. A dry floor does not prove the drainage system is clear.
Is every Mitsubishi P5 caused by the same part?
No. Check the exact indoor unit and controller documentation. Similar symptoms can come from different drainage arrangements and faults.
