A single-zone mini-split (one outdoor unit, one indoor head) costs roughly $4,500–$6,500 installed. A 3-zone multi-zone (one outdoor unit, three heads) runs $11,000–$14,500. Here is when each makes sense and why the per-zone cost-savings of going multi-zone do not always pencil out.

Single-zone mini-splits shine when you have one room that is uncomfortable — typically a primary bedroom, finished basement, laneway suite, or top-floor apartment. They are the most efficient configuration (22-26 SEER2), simplest install (1-day job), and easiest to add to later. Best fit: additions, suites, ADUs, and "fix the one hot/cold room" projects.
Multi-zone systems use one larger outdoor unit feeding 2-5 indoor heads of mixed types (wall, floor, ceiling cassette). They make sense when:
Multi-zone systems have a real efficiency penalty: the outdoor compressor sizes to the total connected load, but you rarely run all rooms at peak simultaneously. So during part-load operation, the compressor short-cycles or runs in a less-efficient mode. Net result: SEER2 drops from 22-26 (single-zone) to 17-20 (multi-zone) and COP drops 10-15%.

|---|---|---|
| 1 outdoor + 1 head (12k BTU) | $4,500–$6,500 | $5,500 |
| 1 outdoor + 2 heads | $7,800–$10,500 | $4,575 |
| 1 outdoor + 3 heads | $11,000–$14,500 | $4,250 |
| 1 outdoor + 4 heads | $14,500–$18,500 | $4,125 |
| 2 outdoor + 4 heads (2x dual) | $15,500–$20,500 | $4,500 |
Beyond 4 zones, the per-zone savings stop — and the part-load efficiency penalty grows.
For a 4-bedroom Vancouver home with no usable ductwork, we usually quote: 2 outdoor units feeding 2 heads each instead of 1 outdoor feeding 4. Reason: better part-load efficiency, system redundancy (one breaks, you have heat in half the house), and similar net cost.
The single biggest mistake we see in DIY-quoted mini-split projects is over-zoning. Your bedrooms and home office probably only need 4-9k BTU heads, not the 12k everyone defaults to. A right-sized multi-zone with smaller heads runs better, costs less, and lasts longer.
