Water heater sizing is the difference between endless hot showers and "Who used all the hot water?!" Here is how we size tank and tankless units for Vancouver homes based on household size, fixture count, and how often you run multiple fixtures simultaneously.

| Household | Light use | Heavy use |
|---|---|---|
| 1-2 people | 40 USG | 50 USG |
| 3-4 people | 50 USG | 60-75 USG |
| 5-6 people | 75 USG | 80-100 USG |
| 7+ people | 80-100 USG | 2× units |
For tankless, add up the GPM of simultaneous fixtures you might run.
For a family of 4 running 2 simultaneous showers + a kitchen tap: 6-8 GPM minimum. Recommended: 9-11 GPM unit (Navien NPE-240A2, Rinnai SE+ RSC199i, Noritz NRCB199).
Tank capacity is what you can use in a 30-60 minute burst. Tankless flow is unlimited duration but capped by GPM. A 50-gallon tank with 38 first-hour rating handles 2 back-to-back showers, then needs 30 minutes. A 9-GPM tankless handles unlimited duration but caps at 2-3 simultaneous fixtures.

📞 (604) 359-1081 Request a quoteTankless units rated at 11 GPM (warm climate) deliver only 7-8 GPM in February when inlet water is 4-6°C instead of 12-15°C. Always size for winter inlet. CANRO uses Vancouver-specific inlet temperatures during sizing.
If you are planning to add an ensuite, basement suite, or laneway house in the next 5 years, size today for that future load. Adding capacity later is much more expensive than buying right the first time.
CANRO measures actual fixture GPM with a flow gauge, asks about usage patterns, and sizes the unit precisely. Free, no obligation, written quote within 1-3 business days.

Metro Vancouver homes have specific requirements when it comes to hot-water tanks, driven by climate, code, and the local housing stock. This page covers the essentials. A storage water heater in Metro Vancouver typically lasts 8-12 years for a standard tank, 15+ years for a premium tank with annual anode-rod inspection. Tankless units last 18-22 years with annual descaling.
Vancouver's mild winters (average lows above -5°C and rare deep cold snaps) shape equipment selection differently than colder Canadian cities. CANRO has worked with hot-water tank systems across Metro Vancouver since 1999, including installations and service calls in Maple Ridge, Edgemont, Metrotown and Norgate.
Sizing. Tank sizing depends on peak DHW demand: 40 gallons suits a 1-2 person household, 50 gallons a typical family of 3-4, 60-75 gallons for families of 5+ or homes with soaker tubs.
Lifespan. The single biggest factor in tank longevity is the sacrificial anode rod — inspected and replaced every 3-5 years it doubles the lifespan of the tank. CANRO checks and replaces anode rods as part of every service call.
Warning signs. A failing water heater shows up as rust-coloured hot water, banging or rumbling during heating cycles, dropping recovery rate, water-pooling around the base, or pilot-light failures.
If the leak is from the tank body itself (not a valve or fitting), the tank is at end of life and needs replacement, usually within 24-48 hours before it floods. Shut off the water supply and the gas or electric to the tank, then call us. CANRO carries standard 40 and 50-gallon tanks for same-day swap-outs.
A general guideline: 40-gallon for 1-2 person households, 50-gallon for typical 3-4 person families, 60-75 gallon for families of 5+ or homes with soaker tubs. CANRO uses a peak-demand sizing method that accounts for shower length, simultaneous use, and recovery rate.
No. In British Columbia, gas water-heater installations must be performed by a TSBC-licensed gas fitter and are subject to permit and inspection. Electric tanks require a licensed electrician for the wiring. CANRO handles permits as part of every installation.
Hybrid heat-pump water heaters (Bradford White AeroTherm, AO Smith Voltex, Rheem ProTerra) use a small heat pump on top of the tank to extract heat from ambient air, cutting energy use by 60-70% vs a standard electric tank. They're heavily subsidised in BC and a top choice for many Vancouver homeowners.
A standard gas or electric storage tank lasts 8-12 years in Metro Vancouver. A premium tank with annual anode-rod inspection can reach 15+ years. Tankless water heaters last 18-22 years with annual descaling.
Tankless makes sense if you have high demand (large family, multiple bathrooms running at once), want to reclaim floor space, or value endless hot water. Upfront cost is higher ($3,500-$6,000 installed vs $1,800-$3,200 for a tank) but operating cost is 25-40% lower for gas tankless.
