A leaking boiler should be addressed immediately — leaks can cause major property damage, void the manufacturer warranty, and signal serious heat-exchanger problems. Here are the common causes, what you can check, and when to call CANRO.

First: shut off and check

  1. Turn off the boiler at the front panel
  2. Locate the source of the leak — note exactly where the water is coming from
  3. If the leak is large or worsening, shut off the water supply to the boiler (isolation valve usually under or beside the boiler)
  4. Photograph the leak source for diagnosis

1. Pressure relief valve weeping

Most common cause. The PRV opens when boiler pressure exceeds ~3 bar to protect against over-pressure. If it’s weeping when pressure is normal, the valve seat is damaged or there’s an upstream issue.

Root causes: Failed expansion vessel (water can’t expand), system over-filled, faulty PRV.

Fix: Verify pressure (should be 1.0-1.5 bar cold). Check expansion vessel pre-charge. PRV replacement if seat is damaged.

2. Condensate drain backup or detached

Condensing boilers produce 1-2 litres of acidic condensate per hour. If the drain line is blocked or has come loose, condensate overflows from the boiler.

Root causes: Clogged condensate trap, frozen line (winter), disconnected drain.

Fix: Clear the trap, inspect drain line, replace neutraliser cartridge if depleted.

3. Pump seal failure

Circulator pumps have a seal between the wet (water) and dry (motor) sections. Seal wear allows water to drip from the motor end.

Root causes: Pump age (typical seal life 8-12 years), water-chemistry damage.

Fix: Replace pump or pump cartridge. CANRO carries common pumps in the truck.

4. Heat exchanger leak

Serious. Indicates the primary or secondary HX has corroded or cracked. Water visible inside the cabinet (not from a fitting) or pressure dropping rapidly are tell-tale signs.

Root causes: Water-chemistry corrosion, age, scale damage, freeze damage.

Fix: Heat-exchanger replacement (very expensive, often $1,500-$3,000+ in parts). Frequently a "time to replace the boiler" trigger.

5. Loose or failed fittings

Water dripping from specific connection points — usually a fitting that needs tightening or a gasket replacement.

Root causes: Vibration loosening, gasket age, freeze damage.

Fix: Tighten fitting or replace gasket. Easy first-visit repair.

6. Auto air vent stuck open

Auto air vents (typically at the top of the boiler or radiators) bleed trapped air during normal operation. A stuck-open vent drips water continuously.

Fix: Replace vent. Cheap, quick first-visit repair.

7. Expansion vessel failure

The expansion vessel absorbs thermal expansion (water expands ~4% when heated from cold to hot). A waterlogged vessel can’t absorb the expansion → relief valve opens → leak.

Fix: Re-pressurise the vessel air side, or replace the vessel.

Frequently asked questions

Can I keep using my boiler if it’s leaking?
Small drips from condensate or PRV: short-term yes, but address within days. Active heat-exchanger leak or significant water under the cabinet: turn off and call immediately — keep running risks major damage.
How much does a boiler leak repair cost?
Range $250-$1,800 depending on the cause. Fitting/gasket repair: $250-$450. Pump replacement: $450-$850. PRV/expansion vessel: $350-$650. Heat exchanger: $1,500-$3,500+.
Will my homeowner insurance cover damage from a boiler leak?
Usually yes for sudden, accidental damage. Insurers may deny claims for gradual leakage that wasn’t addressed promptly. Report leaks immediately and document the timeline.
Should I replace the boiler if the heat exchanger is leaking?
Usually yes if the unit is 10+ years old. Heat-exchanger replacement cost often approaches 50%+ of new boiler cost; the new boiler comes with a fresh warranty.
Is condensate leak dangerous?
Condensate is mildly acidic (pH 3-5). It won’t hurt you on skin briefly but damages drywall, flooring, and metal surfaces over time. Address quickly.

Good to know

Frequently asked questions

How often should a boiler be serviced?
Annual servicing is recommended for all residential boilers. CANRO's annual service includes combustion analysis, heat exchanger inspection, expansion tank pressure check, condensate trap cleaning, and a full safety check. Annual maintenance is also required to keep most manufacturer warranties valid.
How much does a new boiler cost in Vancouver?
A typical residential high-efficiency gas boiler in Metro Vancouver costs $7,500–$15,000 installed, depending on size, brand, and whether the system is heating only or a combi unit that also handles hot water. CANRO provides a free written quote with three options at different price points.
How long does a boiler last?
A well-maintained cast-iron boiler can last 25–30 years, a modern high-efficiency condensing boiler typically lasts 15–20 years, and a combi boiler 12–18 years. Annual servicing has the single biggest impact on lifespan.
My boiler is making a banging or kettling noise. Is that dangerous?
Kettling (a banging or whistling sound) is usually caused by limescale build-up on the heat exchanger and is a sign the system is overheating in localised spots. It will not always cause immediate failure but it shortens the life of the boiler and should be addressed within a few weeks.
Do you service Viessmann, IBC, Baxi, Laars, and Weil-McLain boilers?
Yes. CANRO is one of the few HVAC companies in the Lower Mainland with deep experience on European and high-end North American boilers including Viessmann, IBC, Baxi, Laars, Weil-McLain, NTI, Navien and Rinnai. We carry common parts in the truck.
Should I repair or replace my old boiler?
A useful rule: if the boiler is more than 15 years old and the repair cost is more than 50% of replacement, replacement is the better investment. CANRO will give you both a repair quote and a replacement quote and let you decide.
What HVAC services does CANRO offer in Metro Vancouver?
CANRO installs, services and repairs boilers, furnaces, heat pumps, hot water tanks, tankless water heaters, gas fireplaces and air conditioning across Metro Vancouver. We work on residential homes, townhouses and condos throughout the Lower Mainland.
How long has CANRO been in business?
CANRO has been serving the Greater Vancouver area since 1999. Our founder George is recognised by customers as one of the most experienced boiler and hydronic heating technicians in the Lower Mainland.
What areas do you serve?
We cover all of Metro Vancouver: Vancouver, Burnaby, Richmond, Surrey, Coquitlam, North Vancouver, West Vancouver, New Westminster, Delta, Langley, Port Moody, Port Coquitlam, White Rock, Pitt Meadows, and Maple Ridge.
