A gas water heater can sweat and look like a leak when it is cold or newly filled; a true leak keeps going once the water heats up. A leaking tank water heater needs a quick, clear-eyed look: some leaks are simple valve or fitting fixes, but water coming from the bottom of the tank usually means the tank itself has corroded through — and that is a replacement, not a repair. Our Red Seal technicians have kept Metro Vancouver homes warm and dry since 1999 — call (604) 359-1081 for same-day help.

Why your water heater is leaking

Most water heater leaks trace back to one of these causes:

  • Temperature & pressure (T&P) relief valve. The T&P valve discharges if temperature or pressure is too high, or if the valve itself is worn — a common, fixable leak point.
  • Drain valve drip. The plastic or brass drain valve at the base can fail to seal and weep.
  • Corroded inlet/outlet connections. The cold-in and hot-out connections corrode over time and start to drip.
  • Internal tank corrosion (bottom leak). Water pooling under the tank from the bottom almost always means the steel tank has rusted through — the tank must be replaced.
  • Depleted anode rod & sediment. A spent anode rod and years of sediment accelerate internal corrosion and shorten tank life.
  • Condensation (gas units). A new or cold gas tank can sweat and look like a leak; real leaks persist once the water heats up.

Is a leaking water heater an emergency?

A ruptured or fast-leaking tank can flood a space quickly. Shut off the water and the gas or power, and call for same-day replacement. Scalding water and water damage are the main risks — act quickly on a bottom-of-tank leak.

What to do right now

  • Gas units: turn the gas control to “off.” Electric units: switch off the breaker.
  • Close the cold-water inlet valve at the top of the tank.
  • Connect a hose to the drain valve to relieve pressure if needed.
  • For a bottom leak, plan on replacement — do not keep refilling it.

How CANRO repairs water heater leaks

CANRO pinpoints whether you have a valve/fitting leak (repairable) or tank-body corrosion (replace). We repair valves and connections same-day, or supply and install a new high-efficiency tank — correctly vented, code-compliant, with the old unit hauled away.

Water Heater leak repair cost in Metro Vancouver

Valve and fitting repairs run about $150–$400. A new tank water heater, supplied and installed, is typically $1,400–$2,600+ depending on size, venting and code upgrades. Every job starts with a clear, upfront price — no surprises.

Frequently asked questions

My water heater is leaking from the bottom — can it be fixed?

Usually no. A bottom leak almost always means the internal tank has corroded through, which calls for replacement. We can often do a same-day swap.

Is a small water heater drip an emergency?

A small valve drip is not an emergency but should be fixed promptly. A fast leak or flooding is — shut off the water and call right away.

How long does a water heater last?

Most tanks last 8–12 years. Once they leak from the tank body, replacement is the right call — and a good time to consider a more efficient unit.

Frequently asked questions

How long does a hot water tank last?
A standard gas or electric storage tank lasts 8–12 years. A high-quality tank with annual anode rod inspection can reach 15 years. Tankless water heaters typically last 18–22 years when descaled annually in Metro Vancouver's moderately hard water.
Should I switch to a tankless water heater?
Tankless makes sense if you have high demand (large family, multiple bathrooms running at once), want to free up floor space, or value endless hot water. Upfront cost is higher ($3,500–$6,000 installed vs $1,800–$3,200 for a tank) but operating cost is 25–40% lower for gas tankless.
My hot water tank is leaking — is it an emergency?
If the leak is from the tank body itself (not a valve or fitting), the tank is at end of life and needs replacement, usually within 24–48 hours before it floods. Shut off the water supply and gas/electric to the tank and call us.
What brands of water heaters do you install?
We install and service Bradford White, Rheem, AO Smith, John Wood, Giant, GSW for storage tanks; and Navien, Rinnai, Noritz, Bosch and Rheem for tankless units.
Can I install a water heater myself?
In BC, gas water heater installations must be performed by a TSBC-licensed gas fitter and are subject to permit and inspection. Electric tanks require a licensed electrician for the connection. CANRO handles permits as part of every installation.
