Quick answer

The Navien NCB-H is a condensing combi boiler, one wall-hung gas unit that heats the home and produces domestic hot water. In Delta, service focuses on the parts that suffer in garage, crawlspace and utility-room installs: the condensate drain and trap, vent and air intake, damp-related wiring and connections, system water, and the hot water side. CANRO services it as an independent licensed contractor with Technical Safety BC licensed gas fitters, and does not claim factory or authorized dealer status.

The NCB-H in a Delta home

Navien describes the NCB-H as a condensing combi boiler, and that description is a good guide to what we look after. Because it condenses, it produces liquid that has to drain away. Because it is a combi, it has a hot water circuit alongside the heating circuit, and both circuits share one burner and one control system. Anything that goes wrong with drainage, venting, flow or controls can show up as either a heating problem or a hot water problem, and often as both.

We work from the manufacturer's manual for the exact unit on your wall. We do not quote specifications from memory, and we do not list error codes here because they vary by unit and software. CANRO is not a factory or authorized dealer for Navien. We are an independent, family-run contractor serving Metro Vancouver since 1999 with gas licence LGA0043870 and boiler licence LBP0046450.

Where Delta installations put stress on a combi

The typical Delta installation is not a deep basement. In Ladner and much of Tsawwassen, homes are built on a high water table or on flat lots close to sea level, so boilers commonly end up in garages, laundry rooms, utility closets or crawlspaces. In North Delta, more homes have basements, but many were built decades ago and have been renovated around the boiler.

Each location has a characteristic problem for a condensing combi. In a garage, the condensate drain can freeze in a hard cold snap, which stops the boiler and can trigger a lockout. In a crawlspace, damp air and limited access shorten the life of connections and make routine checks harder. In a laundry room, lint and humidity can affect intake air and electronics. In a closet, poor airflow and clutter around the unit create service hazards. We tailor the visit to the situation, not to a generic checklist.

The service visit, organized by what goes wrong

AreaWhat we doWhy it matters in Delta
Condensate trap and drainClear, flush and confirm free flow; check the path for freeze exposureGarage and exterior-wall runs can freeze in cold snaps
Vent and air intakeInspect terminal, joints and surroundings; clear debrisLeaves, grass clippings and nesting material can block terminals
CombustionInspect burner, igniter and flame sensing as the manual directs; analyse combustionConfirms clean, stable operation
Heat exchangerInspect and clean only where the manufacturer's procedure calls for itSludge from older piping is the usual issue
Heating circuitCheck pressure against the marked range, expansion vessel, air removal, circulatorLong single-storey runs stress the pump
Hot water sideTest flow and temperature stability; inspect inlet screens and the hot water heat exchangerFluctuating hot water is the most frequent complaint
Electrical and controlsInspect connections and confirm safety controls respondDamp air in garages and crawlspaces affects connections

Delta's supply comes through Metro Vancouver, so the water is soft, and mineral scale on the hot water side is less of a threat than for households on hard well water. We still check the inlet screens and the exchanger, because fine debris from municipal work or plumbing repairs can travel a long way.

Hot water complaints on a combi

A combi makes hot water on demand, which is convenient but sensitive. Families in Delta commonly describe the same few behaviours: a delay before hot water arrives, a brief cold blast in a shower after the tap has been off, temperatures that swing when another tap opens, or hot water that fades halfway through a long shower.

Some of this is inherent in how a combi works, and some is a fault. A technician separates the two by testing flow, watching temperatures and inspecting the parts that sense and control them. A partly blocked inlet screen, a fouled hot water heat exchanger or a flow sensing problem are all fixable. Demand that simply exceeds what a combi can supply is a design conversation, and we would rather discuss it honestly than sell a repair that will not solve it.

What Delta homeowners can do between visits

  • Keep the area around the boiler clear, with nothing stored against it or blocking the air.
  • In winter, glance at the condensate line in an unheated garage; if you see it frozen or hear gurgling, note it and call us without trying to force it.
  • Keep grass, leaves and snow away from the outside vent and air terminals.
  • Check the pressure gauge occasionally against the normal range marked on it, and tell us if it keeps drifting down.
  • Write down what a display message says and the time it appeared.

Please do not open the boiler, adjust gas valves or reset it repeatedly. A lockout is protective, and repeated resets can hide the pattern we need to see.

Slab and crawlspace homes with radiant heat

A number of Delta homes, particularly in Ladner and Tsawwassen, use a combi to feed radiant floor loops as well as, or instead of, baseboards. For those homes the service has an extra dimension. The floor zones need water at a gentler temperature than the combi produces, so a mixing arrangement or controls sit between the boiler and the floor. When we service the boiler, we also look at how that arrangement is behaving, because a mixing valve that sticks or a sensor that drifts will look to the homeowner like a boiler problem. The manufacturer's manual for the NCB-H and the documentation for the floor system both apply, and we work within both.

Repair or replace

The NCB-H is listed by the manufacturer as a current series, so parts and support are generally available and most faults are repairable. Situations that lead us to discuss replacement include a leaking or badly fouled main heat exchanger, repeated failures that trace back to the system water, or a household whose hot water demand has grown beyond a combi. We quote replacement in writing after a short assessment. Warranty terms are set by the manufacturer, so verify your certificate.

To arrange service in Ladner, Tsawwassen or North Delta, call the CANRO office with your address, the boiler's symptoms and any display message.

Safety note

If you smell gas, leave the home immediately without touching any switches, and call FortisBC at 1-800-663-9911 from outside. If a carbon monoxide alarm sounds, get everyone out and call 911. Do not open the boiler, adjust gas valves, force a frozen condensate line or repeatedly reset the unit. Gas boiler service must be carried out by a Technical Safety BC licensed gas fitter.

Frequently asked questions

Can CANRO service my Navien NCB-H in Delta?

Yes. CANRO services and repairs the series as an independent licensed gas contractor. We are not a factory or authorized dealer, and we follow the manufacturer's manual for your unit.

My boiler stopped in a cold snap. Could the condensate be frozen?

It is a common cause for a condensing boiler in a garage or exterior-wall location. Do not force or heat the line yourself; call us so we can clear it safely and protect it against a repeat.

Why is my combi hot water delayed?

A combi has to fire and bring the hot water heat exchanger up to temperature before hot water arrives, so a short delay is normal. A long delay or cold blasts can point to flow sensing or heat exchanger issues.

How often should I service it?

Follow your manual and installer's recommendation. Many owners in Metro Vancouver book an annual service so combustion, condensate, water pressure and the hot water side are checked together.

Will flushing my heating system help my combi?

If the system water is dirty, yes. Sludge can restrict the heat exchanger and cause noise and poor heat, and a proper flush with a magnetic filter protects the boiler.

What should I have ready when I call?

Your address, when the problem started, what the unit is doing, any display message and, if possible, a photo of the label. That helps us bring the right tools and parts.

Frequently asked questions

How often should a boiler be serviced?
Annual servicing is recommended for all residential boilers. CANRO's annual service includes combustion analysis, heat exchanger inspection, expansion tank pressure check, condensate trap cleaning, and a full safety check. Annual maintenance is also required to keep most manufacturer warranties valid.
How much does a new boiler cost in Vancouver?
A typical residential high-efficiency gas boiler in Metro Vancouver costs $7,500–$15,000 installed, depending on size, brand, and whether the system is heating only or a combi unit that also handles hot water. CANRO provides a free written quote with three options at different price points.
How long does a boiler last?
A well-maintained cast-iron boiler can last 25–30 years, a modern high-efficiency condensing boiler typically lasts 15–20 years, and a combi boiler 12–18 years. Annual servicing has the single biggest impact on lifespan.
My boiler is making a banging or kettling noise. Is that dangerous?
Kettling (a banging or whistling sound) is usually caused by limescale build-up on the heat exchanger and is a sign the system is overheating in localised spots. It will not always cause immediate failure but it shortens the life of the boiler and should be addressed within a few weeks.
Do you service Viessmann, IBC, Baxi, Laars, and Weil-McLain boilers?
Yes. CANRO is one of the few HVAC companies in the Lower Mainland with deep experience on European and high-end North American boilers including Viessmann, IBC, Baxi, Laars, Weil-McLain, NTI, Navien and Rinnai. We carry common parts in the truck.
Should I repair or replace my old boiler?
A useful rule: if the boiler is more than 15 years old and the repair cost is more than 50% of replacement, replacement is the better investment. CANRO will give you both a repair quote and a replacement quote and let you decide.
What HVAC services does CANRO offer in Metro Vancouver?
CANRO installs, services and repairs boilers, furnaces, heat pumps, hot water tanks, tankless water heaters, gas fireplaces and air conditioning across Metro Vancouver. We work on residential homes, townhouses and condos throughout the Lower Mainland.
How long has CANRO been in business?
CANRO has been serving the Greater Vancouver area since 1999. Our founder George is recognised by customers as one of the most experienced boiler and hydronic heating technicians in the Lower Mainland.
