Boiler Maintenance in Metro Vancouver

Keep your system safe, efficient and under warranty with a professional boiler service from a licensed, local Metro Vancouver team.

By the CANRO Heating & Cooling technical team · Licensed HVAC & gas-fitting contractor, Metro Vancouver · Last updated May 2026

⚡ Quick answer

An annual boiler service keeps your hydronic heat safe and efficient - it includes a combustion and carbon-monoxide check, a pressure and circulation inspection, and bleeding and balancing so every radiator and zone heats evenly. Book it before heating season. Call (604) 359-1081 to book your boiler service with a licensed CANRO technician.

What an annual boiler service includes

A real boiler service is a thorough, instrument-based inspection - not a quick look and a sticker. Here is exactly what our licensed technicians do on every visit:

  • Combustion analysis and a carbon-monoxide safety check
  • Inspect the heat exchanger, burner and ignition
  • Check system pressure and the expansion tank
  • Inspect the circulator pump(s), zone valves and aquastat
  • Check the pressure-reducing valve and look for leaks
  • Bleed radiators and balance the system so every zone heats
  • Test controls and the full heating cycle
  • Check venting and condensate (on condensing boilers)

Why maintenance matters here

Metro Vancouver has more hydronic heat than almost anywhere in BC, especially in the character homes of Vancouver, New Westminster and the North Shore. Boilers reward maintenance - a serviced system holds pressure, heats evenly, and lasts decades, while a neglected one loses pressure, develops cold radiators, and fails when you need it most.

We are TSBC-licensed and WorkSafeBC-insured, and we have maintained Metro Vancouver heating and cooling systems since 1999. Every visit is documented so your manufacturer warranty stays valid.

When to book your boiler service

The best time is late summer or early fall, so your system is ready before it is working its hardest. If it has been more than a year, book now - and ask about a maintenance plan so you never have to remember again.

Signs you are overdue

Call us for a tune-up if you notice any of these:

  • Radiators or in-floor zones that stay cold or lukewarm
  • The boiler loses pressure or you top it up often
  • Banging, gurgling or kettling noises
  • Visible leaks or rust around the boiler or fittings
  • It has been more than a year since the last service
  • Pilot or ignition failures, or lockout codes

Frequently asked questions

How often should a boiler be serviced?+
Once a year, ideally late summer or early fall before heating season. Annual service includes a combustion and carbon-monoxide safety check and keeps the system running efficiently - and it usually satisfies the manufacturer warranty requirement.
My radiators are cold at the top - will maintenance fix that?+
Often, yes. Cold tops usually mean trapped air, which we solve by bleeding the radiators and checking system pressure as part of a service. If bleeding does not fix it, we look at circulation - a tired pump or a stuck zone valve.
Do you service older cast-iron boilers?+
Yes - older hydronic systems are a CANRO specialty. We maintain both vintage cast-iron systems and modern high-efficiency condensing boilers, and we will tell you honestly when a system is worth keeping versus replacing.
Why does my boiler keep losing pressure?+
Common causes are a small leak, a failing expansion tank, or a faulty pressure-reducing valve. Topping it up repeatedly is a symptom, not a fix - a proper service finds the actual cause so it stops.

Frequently asked questions

How often should a boiler be serviced?
Annual servicing is recommended for all residential boilers. CANRO's annual service includes combustion analysis, heat exchanger inspection, expansion tank pressure check, condensate trap cleaning, and a full safety check. Annual maintenance is also required to keep most manufacturer warranties valid.
How much does a new boiler cost in Vancouver?
A typical residential high-efficiency gas boiler in Metro Vancouver costs $7,500–$15,000 installed, depending on size, brand, and whether the system is heating only or a combi unit that also handles hot water. CANRO provides a free written quote with three options at different price points.
How long does a boiler last?
A well-maintained cast-iron boiler can last 25–30 years, a modern high-efficiency condensing boiler typically lasts 15–20 years, and a combi boiler 12–18 years. Annual servicing has the single biggest impact on lifespan.
My boiler is making a banging or kettling noise. Is that dangerous?
Kettling (a banging or whistling sound) is usually caused by limescale build-up on the heat exchanger and is a sign the system is overheating in localised spots. It will not always cause immediate failure but it shortens the life of the boiler and should be addressed within a few weeks.
Do you service Viessmann, IBC, Baxi, Laars, and Weil-McLain boilers?
Yes. CANRO is one of the few HVAC companies in the Lower Mainland with deep experience on European and high-end North American boilers including Viessmann, IBC, Baxi, Laars, Weil-McLain, NTI, Navien and Rinnai. We carry common parts in the truck.
Should I repair or replace my old boiler?
A useful rule: if the boiler is more than 15 years old and the repair cost is more than 50% of replacement, replacement is the better investment. CANRO will give you both a repair quote and a replacement quote and let you decide.
What HVAC services does CANRO offer in Metro Vancouver?
CANRO installs, services and repairs boilers, furnaces, heat pumps, hot water tanks, tankless water heaters, gas fireplaces and air conditioning across Metro Vancouver. We work on residential homes, townhouses and condos throughout the Lower Mainland.
How long has CANRO been in business?
CANRO has been serving the Greater Vancouver area since 1999. Our founder George is recognised by customers as one of the most experienced boiler and hydronic heating technicians in the Lower Mainland.
What areas do you serve?
We cover all of Metro Vancouver: Vancouver, Burnaby, Richmond, Surrey, Coquitlam, North Vancouver, West Vancouver, New Westminster, Delta, Langley, Port Moody, Port Coquitlam, White Rock, Pitt Meadows, and Maple Ridge.
