Quick answer

CANRO services the Navien NHB condensing heat-only boiler in Surrey homes, working from the manufacturer's manual for the unit, with a Technical Safety BC licensed gas fitter doing all gas, venting and combustion work. A visit covers vent and intake, the condensate trap and drain, combustion, water pressure and the expansion tank, the pump and safety controls, then a written report and a quote before any repair. Surrey's mix of older housing, newer large homes and many suites shapes what gets the most attention.

Surrey is several cities in one

Surrey is the region's largest city by area, and a boiler service in one part of it looks nothing like another. Whalley and Newton have a lot of older housing from the 1960s and 1970s, mostly ranchers and split-levels with baseboard or radiators and original piping. Fleetwood and Guildford are a mix of older houses and newer replacements. Clayton and the areas east of it have large houses built in the past couple of decades, with more zones and higher loads. Cloverdale keeps a semi-rural feel in places, and South Surrey has both older waterfront-adjacent homes and newer estates.

The NHB is a condensing heat-only boiler, and we service it with the house in mind. The unit is the same in each area. The piping, the loop water, the vent route and the load are not.

The visit, step by step

  1. We start by asking what has changed: noises, cold rooms, pressure movement, cold-morning shutdowns, or a new tenant in the suite.
  2. Vent and intake pipes are inspected from the boiler to the outdoor termination.
  3. The condensate trap is cleaned and the drain is followed to its discharge.
  4. Burner, igniter and flame sensor are inspected and cleaned as the manual directs.
  5. Combustion is measured with an analyzer.
  6. System pressure, expansion tank, relief valve and piping are checked.
  7. The pump, zone valves and controls are tested.
  8. Loop water is assessed, and cleaning or treatment is recommended if the findings call for it.
  9. A written report follows, with a quote for any repair before work begins.

The manual for your unit sets the exact tasks and intervals, and a gas fitter follows it.

Older Whalley and Newton homes

Homes from the 1960s and 1970s often have a boiler that has been replaced once already, connected to piping that has not. Original zone valves, an old pump and an expansion tank of unknown age are all common finds. These parts are the ones to look at first when an NHB is fitted into such a house, since a new boiler on an old, tired loop inherits its problems. Service on these houses puts extra attention on pump condition, expansion tank charge and loop water.

Newer Clayton and Fleetwood builds

Larger newer homes have more zones, longer pipe runs and sometimes in-floor radiant heating alongside baseboards. Mechanical rooms are often better laid out, but loads are larger and more is asked of the boiler. Service checks each zone calls and responds properly, that mixing controls behave and that vent and condensate runs, which can be long in a big house, stay clear and sloped.

Basement suites are everywhere

Many Surrey homes have a suite, and the boiler and its hot-water tank serve two households. That makes the heating system a shared piece of infrastructure, and a cold room or a slow shower is often reported by a tenant rather than the owner. We make reports clear enough to share, and we note any zoning or piping specific to the suite.

Water, soil and weather in Surrey

FactorWhat it means for a boiler
Municipal water via Metro VancouverSoft, so scale forms slowly in the loop
A few rural pockets on private wellsHarder water is possible, so mention it at assessment
Clay soil and a wet climateDamp mechanical rooms and moss on vent terminations are common
Cold snapsCondensate lines through garages or exterior walls can freeze
Hillside areas such as Panorama RidgeWalkout basements, exposed walls and drains that may sit high

None of these makes service harder, but each changes what we look at.

Distance, access and planning a visit in a big city

Surrey is spread out, and a homeowner in Cloverdale or South Surrey deserves to know that a visit involves travel time and that the office will discuss scheduling honestly rather than promise anything it cannot keep. We plan visits so a technician can do the whole job in one attendance where possible, which means having the right cleaning supplies and common parts on the truck and asking the questions that let us prepare in advance.

Access matters too. Acreage homes can have long driveways and detached garages holding the mechanical room, and newer subdivisions can have tight streets. Telling us where the boiler is and how to reach it helps.

Permits and licensing in Surrey

Gas work must be done by a Technical Safety BC licensed gas fitter, and repairs involving gas or venting, or any replacement, need a gas permit through Technical Safety BC. The City of Surrey may also be involved where building work or exterior changes are part of the job. CANRO holds gas licence LGA0043870 and boiler licence LBP0046450 and arranges the permits that apply.

Common findings on Surrey service calls

  • Condensate lines that run through an unheated garage and freeze in cold snaps.
  • Expansion tanks that have lost their charge, showing as pressure that climbs when the boiler heats.
  • Circulators that have tired on an original loop.
  • Vent terminations partly covered by growth, storage or a fence added later.
  • Loop water that has darkened with sludge from old piping.
  • Suite zoning that no longer matches how the house is used.

Most of these are inexpensive to correct when found at a scheduled service, and far more disruptive when found in a cold week.

What owners can do between visits

Read the gauge against the range marked on it. Look at the outdoor termination from the ground after storms. Watch for drips and mineral stains. Keep the space around the boiler clear. Do not open the boiler, adjust gas controls, drain or refill the system or reset it repeatedly. If something changes, call.

Safety note

If you smell gas, leave the home immediately without touching any switches, then call FortisBC at 1-800-663-9911 from outside. If a carbon monoxide alarm sounds, get everyone out and call 911. Gas, venting and combustion work on a boiler must be done by a Technical Safety BC licensed gas fitter.

Frequently asked questions

Does CANRO service Navien NHB boilers in Surrey?

Yes, our licensed gas fitters service condensing heat-only boilers across Metro Vancouver, including Surrey. We are not an authorized or factory dealer.

Does Surrey's water cause scale in a boiler?

Municipal water is soft, so scale forms slowly. A few rural pockets use private wells, where harder water is possible, so mention it when you book.

What is different about servicing a larger newer Surrey home?

More zones, longer pipe runs and sometimes radiant floors, so we check that each zone and mixing control responds properly and that long vent and condensate runs stay clear.

Can my boiler serve the basement suite as well?

It can, and many do, but demand from two households needs to be reflected in the design. A gas fitter assesses that on the visit.

Do I need a permit for a boiler repair?

Routine service does not normally need a permit. Repairs or changes to gas or venting may, and a licensed contractor arranges it through Technical Safety BC.

How do I know if my boiler needs replacing?

A leaking heat exchanger, repeated lockouts or a run of costly repairs are signs. A technician compares repair and replacement honestly and quotes before any work.

Frequently asked questions

How often should a boiler be serviced?
Annual servicing is recommended for all residential boilers. CANRO's annual service includes combustion analysis, heat exchanger inspection, expansion tank pressure check, condensate trap cleaning, and a full safety check. Annual maintenance is also required to keep most manufacturer warranties valid.
How much does a new boiler cost in Vancouver?
A typical residential high-efficiency gas boiler in Metro Vancouver costs $7,500–$15,000 installed, depending on size, brand, and whether the system is heating only or a combi unit that also handles hot water. CANRO provides a free written quote with three options at different price points.
How long does a boiler last?
A well-maintained cast-iron boiler can last 25–30 years, a modern high-efficiency condensing boiler typically lasts 15–20 years, and a combi boiler 12–18 years. Annual servicing has the single biggest impact on lifespan.
My boiler is making a banging or kettling noise. Is that dangerous?
Kettling (a banging or whistling sound) is usually caused by limescale build-up on the heat exchanger and is a sign the system is overheating in localised spots. It will not always cause immediate failure but it shortens the life of the boiler and should be addressed within a few weeks.
Do you service Viessmann, IBC, Baxi, Laars, and Weil-McLain boilers?
Yes. CANRO is one of the few HVAC companies in the Lower Mainland with deep experience on European and high-end North American boilers including Viessmann, IBC, Baxi, Laars, Weil-McLain, NTI, Navien and Rinnai. We carry common parts in the truck.
Should I repair or replace my old boiler?
A useful rule: if the boiler is more than 15 years old and the repair cost is more than 50% of replacement, replacement is the better investment. CANRO will give you both a repair quote and a replacement quote and let you decide.
What HVAC services does CANRO offer in Metro Vancouver?
CANRO installs, services and repairs boilers, furnaces, heat pumps, hot water tanks, tankless water heaters, gas fireplaces and air conditioning across Metro Vancouver. We work on residential homes, townhouses and condos throughout the Lower Mainland.
How long has CANRO been in business?
CANRO has been serving the Greater Vancouver area since 1999. Our founder George is recognised by customers as one of the most experienced boiler and hydronic heating technicians in the Lower Mainland.
What areas do you serve?
We cover all of Metro Vancouver: Vancouver, Burnaby, Richmond, Surrey, Coquitlam, North Vancouver, West Vancouver, New Westminster, Delta, Langley, Port Moody, Port Coquitlam, White Rock, Pitt Meadows, and Maple Ridge.
