Tankless water heaters have more moving parts than tanks but also better diagnostics. Most no-hot-water issues throw an error code on the display. Here is the 7-step diagnostic path before calling CANRO.

Free in-home consultation. Free written quote. TSBC-licensed installers. Call (604) 359-1081 or request a quote online.

1. Check the display for error codes

Note the exact code. CANRO can often guide you through a fix over the phone if you have the code ready.

2. Verify minimum flow rate

Tankless units need 0.4-0.6 GPM minimum to fire. A trickle from one tap will not activate the unit. Open the tap fully and confirm hot water arrives.

3. Verify gas supply

Check that the gas valve at the unit is open and the main FortisBC service is working (check the stove or furnace).

4. Power

Tankless units need 120V electricity. Confirm the unit’s breaker is on and the power LED is lit.

5. Cold-water inlet filter

Remove the small screen at the cold inlet, rinse, reinstall.

6. Air-intake screen

Lint and dust block the air intake on the front of the unit. Vacuum or brush clean.

7. Freeze damage (winter)

Tankless units without freeze protection can freeze and crack in a cold snap. Check for water under the unit. If there has been a recent power outage during a freeze, call CANRO immediately — heat exchanger may be cracked.

Frequently asked questions

Frequently asked questions

Why does the tankless work for hot water briefly then go cold?
Cold-water sandwich — air or low-flow tripping the unit off mid-shower. Usually a flow sensor or modulation issue.
What if hot water is lukewarm?
Likely scaling on the heat exchanger restricting flow — descale needed.
Should I reset the unit?
Power-cycle (breaker off 30 seconds, back on) can clear minor faults. Persistent codes need a pro.
How long until CANRO arrives?
Same-day in Metro Vancouver during business hours. Emergency dispatch available.

Expert insights: tankless water heaters in Metro Vancouver

What follows is the practical information CANRO shares with Metro Vancouver homeowners about tankless water heaters during in-home consultations. A condensing tankless gas water heater in Metro Vancouver delivers endless hot water at 90%+ efficiency, fits on a wall (reclaiming 25 sq ft of floor space vs a tank), and lasts 18-22 years.

Metro Vancouver's coastal climate brings salt-laden air to coastal neighbourhoods (Steveston, Tsawwassen, White Rock) that accelerates outdoor coil corrosion — an important factor in equipment selection and placement. CANRO has worked with tankless water heater systems across Metro Vancouver since 1999, including installations and service calls in Eagle Ridge, Maple Ridge, Yaletown and Brighouse.

Technical considerations for tankless water heaters in Metro Vancouver

Sizing. Tankless sizing focuses on peak GPM (gallons per minute) at design temperature rise. Vancouver's 7-9°C incoming water needs about 32°C rise for typical use — most family installs need a 199,000 BTU unit.

Lifespan. Annual descaling is essential in Vancouver's moderately hard water — without it, scale build-up on the heat exchanger cuts capacity by 30% and shortens lifespan to under 10 years.

Warning signs. Tankless issues include flow-rate drops (scale), ignition lockouts (gas pressure or flame-rod fouling), condensate-trap clogs, and recirculation pump faults on units with built-in pumps.

What CANRO checks during a tankless water heater service

  • Full descale of heat exchanger
  • Flame-rod inspection and clean
  • Combustion analysis
  • Flow-sensor test
  • Condensate trap clean
  • Air-intake screen clean
  • Gas pressure verification (inlet + manifold)
  • Internal filter clean
  • Error log download and review
  • Recirculation pump check if installed

Tankless water heater FAQs

How long does a tankless water heater last?

A condensing tankless gas water heater installed by a qualified contractor in Metro Vancouver lasts 18-22 years with annual descaling. Without annual descaling, lifespan drops to 10-12 years.

How much hot water can a tankless deliver?

A 199,000 BTU tankless in Metro Vancouver delivers about 5-7 gallons per minute at a 32°C temperature rise (Vancouver incoming water is ~7-9°C). That handles two simultaneous showers comfortably, or a shower plus a dishwasher.

How often does a tankless need descaling?

Annually in Metro Vancouver's moderately hard water. Without descaling, scale build-up on the heat exchanger cuts capacity by 30% within 3-4 years and shortens lifespan to under 10 years. CANRO descales tankless units as part of every annual service.

Does tankless save money vs a hot-water tank?

Tankless gas water heaters cut operating cost 25-40% vs a tank because they eliminate standby heat loss. Upfront cost is higher ($3,500-$6,000 installed vs $1,800-$3,200 for a tank), but most homes recover the difference in 6-9 years on gas savings.

Can a tankless run two showers at once in a Vancouver winter?

Yes, with proper sizing. A 199,000 BTU condensing tankless will run two showers (at typical 1.8 gpm each) simultaneously through a Vancouver winter. For larger demand (3+ showers + dishwasher), consider linked tankless units or a combi boiler with built-in DHW recirculation.

What's recirculation, and do I need it?

Recirculation pumps return cooled hot water from the far fixture back to the tankless, eliminating the cold-water wait. Many modern tankless units (Navien NPE-A, Noritz EZ) have built-in recirculation. Worth the upgrade for homes where the kitchen or master bath is far from the mechanical room.

Good to know

Frequently asked questions

How long does a hot water tank last?
A standard gas or electric storage tank lasts 8–12 years. A high-quality tank with annual anode rod inspection can reach 15 years. Tankless water heaters typically last 18–22 years when descaled annually in Metro Vancouver's moderately hard water.
Should I switch to a tankless water heater?
Tankless makes sense if you have high demand (large family, multiple bathrooms running at once), want to free up floor space, or value endless hot water. Upfront cost is higher ($3,500–$6,000 installed vs $1,800–$3,200 for a tank) but operating cost is 25–40% lower for gas tankless.
My hot water tank is leaking — is it an emergency?
If the leak is from the tank body itself (not a valve or fitting), the tank is at end of life and needs replacement, usually within 24–48 hours before it floods. Shut off the water supply and gas/electric to the tank and call us.
What brands of water heaters do you install?
We install and service Bradford White, Rheem, AO Smith, John Wood, Giant, GSW for storage tanks; and Navien, Rinnai, Noritz, Bosch and Rheem for tankless units.
Can I install a water heater myself?
In BC, gas water heater installations must be performed by a TSBC-licensed gas fitter and are subject to permit and inspection. Electric tanks require a licensed electrician for the connection. CANRO handles permits as part of every installation.
What HVAC services does CANRO offer in Metro Vancouver?
CANRO installs, services and repairs boilers, furnaces, heat pumps, hot water tanks, tankless water heaters, gas fireplaces and air conditioning across Metro Vancouver. We work on residential homes, townhouses and condos throughout the Lower Mainland.
