If cold water flows fine but hot water trickles, the problem is somewhere between your water heater and the tap. Here are the five common causes and how to diagnose each.

The dip tube delivers cold water to the bottom of the tank for heating. When it cracks or disintegrates (common in 1993-1997 era tanks), cold water mixes with hot before exiting. Symptom: lukewarm water that runs out quickly. Fix: replace dip tube ($80-$150 DIY, $200-$300 pro).
Heavy sediment blocks the hot outlet pipe. Symptom: hot pressure declines over years, cold remains normal. Fix: thorough tank flush, may need replacement if severe.
The cold-water filter at the tankless inlet can clog with sediment. Restricts flow, prevents activation, or causes lukewarm. Fix: remove and rinse the small screen (5-minute DIY).

Pre-1970 Vancouver homes with galvanized hot-water pipes can develop interior corrosion that narrows the pipe diameter. Symptom: declining hot pressure over decades, cold lines (often copper or PEX) unaffected. Fix: re-pipe hot lines, $3,500-$12,000 depending on home.

Metro Vancouver homes have specific requirements when it comes to hot-water tanks, driven by climate, code, and the local housing stock. This page covers the essentials. A storage water heater in Metro Vancouver typically lasts 8-12 years for a standard tank, 15+ years for a premium tank with annual anode-rod inspection. Tankless units last 18-22 years with annual descaling.
Vancouver's moderately hard tap water (around 60-100 ppm hardness in most of Metro Vancouver) affects tankless water heaters, combi boilers, and hot-water tanks — annual descaling is essential. CANRO has worked with hot-water tank systems across Metro Vancouver since 1999, including installations and service calls in Mount Pleasant, Metrotown, Lonsdale and Capilano.
Sizing. Tank sizing depends on peak DHW demand: 40 gallons suits a 1-2 person household, 50 gallons a typical family of 3-4, 60-75 gallons for families of 5+ or homes with soaker tubs.
Lifespan. The single biggest factor in tank longevity is the sacrificial anode rod — inspected and replaced every 3-5 years it doubles the lifespan of the tank. CANRO checks and replaces anode rods as part of every service call.
Warning signs. A failing water heater shows up as rust-coloured hot water, banging or rumbling during heating cycles, dropping recovery rate, water-pooling around the base, or pilot-light failures.
If the leak is from the tank body itself (not a valve or fitting), the tank is at end of life and needs replacement, usually within 24-48 hours before it floods. Shut off the water supply and the gas or electric to the tank, then call us. CANRO carries standard 40 and 50-gallon tanks for same-day swap-outs.
A general guideline: 40-gallon for 1-2 person households, 50-gallon for typical 3-4 person families, 60-75 gallon for families of 5+ or homes with soaker tubs. CANRO uses a peak-demand sizing method that accounts for shower length, simultaneous use, and recovery rate.
No. In British Columbia, gas water-heater installations must be performed by a TSBC-licensed gas fitter and are subject to permit and inspection. Electric tanks require a licensed electrician for the wiring. CANRO handles permits as part of every installation.
Hybrid heat-pump water heaters (Bradford White AeroTherm, AO Smith Voltex, Rheem ProTerra) use a small heat pump on top of the tank to extract heat from ambient air, cutting energy use by 60-70% vs a standard electric tank. They're heavily subsidised in BC and a top choice for many Vancouver homeowners.
A standard gas or electric storage tank lasts 8-12 years in Metro Vancouver. A premium tank with annual anode-rod inspection can reach 15+ years. Tankless water heaters last 18-22 years with annual descaling.
Tankless makes sense if you have high demand (large family, multiple bathrooms running at once), want to reclaim floor space, or value endless hot water. Upfront cost is higher ($3,500-$6,000 installed vs $1,800-$3,200 for a tank) but operating cost is 25-40% lower for gas tankless.
