Tankless vs Tank Water Heater: Which Is Right for Your Home?

A clear, honest comparison of tankless and storage tank for Metro Vancouver homes - cost, comfort, rebates and the right fit.

By the CANRO Heating & Cooling technical team · Licensed HVAC & gas-fitting contractor, Metro Vancouver · Last updated May 2026

⚡ Quick answer

A tankless (on-demand) water heater gives endless hot water, lasts longer and saves space, but costs more upfront and wants annual descaling with our water. A storage tank is cheaper and simpler. The right answer depends on your household's hot-water demand and budget. Want a recommendation for your specific home? Call (604) 359-1081 for honest advice and a free quote.

When tankless is the better choice

  • You want endless hot water and never run out
  • You want to save floor space
  • You value the longest lifespan and lower standby energy
  • You are willing to descale annually for our water

When storage tank is the better choice

  • You want the lowest upfront cost
  • Your hot-water demand is modest and predictable
  • You prefer the simplest possible system
  • You may add a heat-pump water heater later for efficiency

Our honest take for Metro Vancouver

If you want endless hot water, long life and space savings - and will keep up the annual descale - tankless is excellent. If upfront cost and simplicity matter most, a quality tank is a sound buy. For an efficiency-first all-electric home, also ask us about a heat-pump water heater, which earns rebates. We size the choice to your household, not to the pricier option.

We have installed and serviced both across Metro Vancouver since 1999. Our recommendation is always based on your home, your budget and the rebates you qualify for - never on what is easiest for us to sell.

Frequently asked questions

Does a tankless water heater really never run out?+
Correctly sized, it heats water on demand for as long as you need it - so you will not run out the way you can with a tank. The key is sizing it for your home's peak simultaneous demand, which we do as part of the quote.
Why does a tankless unit need annual descaling here?+
Metro Vancouver water is moderately hard, and minerals build up in a tankless heat exchanger over time. An annual descale (flush) keeps it efficient and protects its long lifespan. We can include it in a maintenance plan.
Is tankless worth the higher upfront cost?+
If you value endless hot water, space savings and a longer lifespan, often yes - and it can lower energy use by eliminating standby losses. If your demand is modest and budget is tight, a tank may be the better value. We give you the honest comparison.
What about a heat-pump water heater?+
For an all-electric home with space and a nearby drain, a heat-pump water heater is the efficiency champion - it uses a fraction of the energy of an electric tank and earns CleanBC rebates. We will tell you if your home suits one.

Frequently asked questions

How long does a hot water tank last?
A standard gas or electric storage tank lasts 8–12 years. A high-quality tank with annual anode rod inspection can reach 15 years. Tankless water heaters typically last 18–22 years when descaled annually in Metro Vancouver's moderately hard water.
Should I switch to a tankless water heater?
Tankless makes sense if you have high demand (large family, multiple bathrooms running at once), want to free up floor space, or value endless hot water. Upfront cost is higher ($3,500–$6,000 installed vs $1,800–$3,200 for a tank) but operating cost is 25–40% lower for gas tankless.
My hot water tank is leaking — is it an emergency?
If the leak is from the tank body itself (not a valve or fitting), the tank is at end of life and needs replacement, usually within 24–48 hours before it floods. Shut off the water supply and gas/electric to the tank and call us.
What brands of water heaters do you install?
We install and service Bradford White, Rheem, AO Smith, John Wood, Giant, GSW for storage tanks; and Navien, Rinnai, Noritz, Bosch and Rheem for tankless units.
Can I install a water heater myself?
In BC, gas water heater installations must be performed by a TSBC-licensed gas fitter and are subject to permit and inspection. Electric tanks require a licensed electrician for the connection. CANRO handles permits as part of every installation.
What HVAC services does CANRO offer in Metro Vancouver?
CANRO installs, services and repairs boilers, furnaces, heat pumps, hot water tanks, tankless water heaters, gas fireplaces and air conditioning across Metro Vancouver. We work on residential homes, townhouses and condos throughout the Lower Mainland.
How long has CANRO been in business?
