Most tankless leaks come from isolation valves and fittings or from scale damaging the heat exchanger. Tankless water heaters are reliable, but when they leak the cause is usually scale and skipped descaling, loose fittings, or condensate on condensing models. Metro Vancouver’s water plus years without a flush is the number-one reason tankless units develop leaks and heat-exchanger trouble. Our Red Seal technicians have kept Metro Vancouver homes warm and dry since 1999 — call (604) 359-1081 for same-day help.

Why your tankless water heater is leaking

Most tankless water heater leaks trace back to one of these causes:

  • Loose or failed fittings & isolation valves. The service (isolation) valves and water connections are the most common tankless leak points and are usually straightforward to reseal or replace.
  • Scale & hard-water damage. Skipped descaling lets scale build up, stress the heat exchanger, and cause internal leaks — the leading cause of tankless failure.
  • Condensate (condensing models). High-efficiency condensing tankless units produce acidic condensate; a blocked or failed condensate drain leaks at the base.
  • Pressure relief valve. The relief valve can discharge on over-pressure or simply wear out and weep.
  • Freeze damage. An under-insulated unit on an exterior wall can crack from freezing in a cold snap.
  • Cracked heat exchanger. Long-term scale or a freeze can crack the heat exchanger — a major repair that sometimes means replacing the unit.

Is a leaking tankless water heater an emergency?

An active tankless leak near electrical or gas components needs prompt attention. If you smell gas, leave it alone and call from outside. Most tankless leaks are contained, but a cracked heat exchanger should be assessed quickly before it worsens.

What to do right now

  • Close the cold-water isolation valve on the unit (or the main water supply).
  • Turn the unit’s power off and, for gas models, shut the gas valve.
  • Open a hot tap to relieve pressure.
  • Note where the water is coming from — fittings, base, or body — for the technician.

How CANRO repairs tankless water heater leaks

CANRO isolates the leak to fittings, valves, condensate or the heat exchanger, reseals or replaces failed parts, and — critically — descales the unit to remove the root cause. We also right-size and install new tankless units when replacement makes more sense.

Tankless Water Heater leak repair cost in Metro Vancouver

Fitting and valve repairs run about $200–$500; a professional descale is roughly $180–$320. A cracked heat exchanger is major and often points toward unit replacement — we will quote both paths. Every job starts with a clear, upfront price — no surprises.

Frequently asked questions

Why is my tankless water heater leaking?

The usual causes are loose fittings/valves, condensate on condensing models, or internal damage from scale. Hard water without regular descaling is the most common root cause.

Does descaling stop tankless leaks?

Descaling removes the scale that stresses and corrodes the heat exchanger, preventing many internal leaks. We descale as part of the repair so the problem does not come straight back.

Can a leaking tankless unit be repaired?

Fittings, valves and condensate leaks are repairable. A cracked heat exchanger is major — we will give you honest repair-versus-replace numbers.

Frequently asked questions

How long does a hot water tank last?
A standard gas or electric storage tank lasts 8–12 years. A high-quality tank with annual anode rod inspection can reach 15 years. Tankless water heaters typically last 18–22 years when descaled annually in Metro Vancouver's moderately hard water.
Should I switch to a tankless water heater?
Tankless makes sense if you have high demand (large family, multiple bathrooms running at once), want to free up floor space, or value endless hot water. Upfront cost is higher ($3,500–$6,000 installed vs $1,800–$3,200 for a tank) but operating cost is 25–40% lower for gas tankless.
My hot water tank is leaking — is it an emergency?
If the leak is from the tank body itself (not a valve or fitting), the tank is at end of life and needs replacement, usually within 24–48 hours before it floods. Shut off the water supply and gas/electric to the tank and call us.
What brands of water heaters do you install?
We install and service Bradford White, Rheem, AO Smith, John Wood, Giant, GSW for storage tanks; and Navien, Rinnai, Noritz, Bosch and Rheem for tankless units.
Can I install a water heater myself?
In BC, gas water heater installations must be performed by a TSBC-licensed gas fitter and are subject to permit and inspection. Electric tanks require a licensed electrician for the connection. CANRO handles permits as part of every installation.
