Is your York furnace leaking water? When a furnace leaks water it is almost never gas — it is condensate or cooling-related water. High-efficiency (condensing) furnaces drain acidic condensate, and in summer the water you see is often from the air-conditioning coil sitting in the same cabinet. CANRO services the full York range across Metro Vancouver, so we know exactly where these units tend to leak and how to fix them right. Our Red Seal technicians have kept Metro Vancouver homes warm and dry since 1999 — call (604) 359-1081 for same-day help.

Why your York furnace is leaking

Most furnace leaks trace back to one of these causes:

  • Clogged condensate drain or trap. High-efficiency furnaces produce condensate. A blocked trap, drain line, or floor drain backs the water up and it overflows around the base.
  • Failed condensate pump. If your furnace pumps condensate up to a drain, a stuck or burned-out pump lets water pool under the unit.
  • AC evaporator coil overflow (summer). In cooling season the evaporator coil above the furnace drips into a pan; a clogged pan drain spills onto the furnace.
  • Whole-home humidifier leak. A bypass or fan-powered humidifier mounted on the furnace can leak at the saddle valve or drain.
  • Cracked secondary heat exchanger. Rare, but on condensing furnaces a corroded secondary heat exchanger can weep condensate and needs professional diagnosis.

Is a leaking furnace an emergency?

Standing water near the furnace control board, blower, or gas valve can short electronics and create a shock hazard. Shut the furnace off and keep water away from electrical. If you ever smell gas, treat it as a gas emergency — leave and call from outside.

What to do right now

  • Turn the furnace off at the thermostat and at the furnace switch.
  • If it is summer and the water is AC-related, turn the air conditioner off too.
  • Mop up standing water and keep it away from the electrical compartment.
  • Do not run the furnace again until the leak is found and fixed.

How CANRO repairs furnace leaks

A CANRO technician clears and tests the condensate trap, line and pump, checks the AC pan and drain, inspects the humidifier, and verifies the secondary heat exchanger and inducer. We fix the actual source and test a full heat cycle before we leave.

Furnace leak repair cost in Metro Vancouver

Most furnace condensate and drainage leaks are repaired for about $150–$450. A new condensate pump runs roughly $250–$500 installed. A cracked heat exchanger is a bigger conversation we will walk you through honestly. Every job starts with a clear, upfront price — no surprises.

Frequently asked questions

Why is my furnace leaking water in the summer?

Most summer furnace leaks are actually air-conditioning condensate from the coil and pan above the furnace, not the furnace itself. The fix is usually clearing the AC condensate drain.

Is a leaking furnace dangerous?

The water itself can damage electronics and create a shock risk, so shut the unit down. A water leak is not a gas leak, but if you also smell gas, leave and call us right away.

Can you come the same day for a furnace leak?

Yes. CANRO offers same-day response across Metro Vancouver for furnace water leaks and no-heat calls.

Frequently asked questions

How often should a furnace be serviced?
Annual servicing is recommended for gas furnaces, ideally before the start of the heating season in September or October. Service includes burner cleaning, heat exchanger inspection, ignition check, blower motor cleaning, gas pressure adjustment and a full safety test for carbon-monoxide leaks.
How long does a furnace last in Vancouver's climate?
High-efficiency gas furnaces typically last 15–20 years with annual maintenance. Vancouver's mild climate means lower run-times than colder Canadian cities, which extends life — but salt-air corrosion near the coast and high humidity can shorten it.
Why is my furnace blowing cold air?
Common causes are a thermostat set to "on" instead of "auto", a tripped flame sensor, a clogged condensate drain shutting down a high-efficiency unit, low gas pressure, or a failed ignitor. Most are repairable in a single service visit.
How much does a new furnace cost in Vancouver?
A typical residential high-efficiency gas furnace in Metro Vancouver costs $4,500–$8,500 installed depending on size, brand and venting requirements. Variable-speed and modulating models are at the upper end.
What is the most reliable furnace brand?
In our experience servicing Vancouver homes since 1999, Carrier, Lennox, Bryant and York have produced the most reliable mid-to-high-efficiency furnaces with the best parts availability. Goodman and Rheem offer strong value at lower price points.
What HVAC services does CANRO offer in Metro Vancouver?
