About 30% of "furnace will not start" calls are resolved by basic homeowner checks. Work through these in order before calling for service.

Free in-home consultation. Free written quote. TSBC-licensed installers. Call (604) 359-1081 or request a quote online.

Step 1: Power

Check the thermostat display lights up. Check the furnaces fused spur switch on the wall is ON. Check the circuit breaker in your electrical panel (usually 15A dedicated). If no display anywhere, you have a power problem.

Step 2: Thermostat

Set fan to "auto" and mode to "heat". Set temperature above current room temp by at least 3°F. Replace thermostat batteries (most fail at 1-2 years). If thermostat display is blank, batteries are dead.

Step 3: Filter

A heavily clogged filter triggers a high-limit lockout — the furnace will not run. Replace filter if visibly dirty. Check the filter slot is properly closed.

Step 4: Gas supply

Verify the gas valve on the gas line going INTO the furnace is OPEN (handle parallel to pipe). Check that other gas appliances are working — if all are down, FortisBC supply issue (call 1-800-663-9911).

Step 5: Error code

Modern furnaces display blink codes on the control board (LED visible through a small window). Note the blink pattern. Brand-specific codes: Carrier, Lennox, Rheem.

Step 6: One reset

Turn the furnace off at the switch for 30 seconds, then on. If it starts, the previous lockout cleared. If same fault returns immediately, stop trying — repeated resets damage the control board. Call CANRO.

Frequently asked questions

Frequently asked questions

Most common cause of "furnace will not start"?
Thermostat batteries dead, then dirty filter, then dirty flame sensor causing ignition failure.
How long should I wait between resets?
At least 5 minutes for the lockout timer to clear. But one reset is enough — if same fault returns, call.
Is it dangerous to ignore a furnace lockout?
The lockout itself is the safe state. You just have no heat. Address within 24-48 hours if cold.
What if all gas appliances are out?
FortisBC supply issue. Call 1-800-663-9911 — they restore service.
Should I try to relight the pilot?
Modern furnaces do not have standing pilots. Older units do — instructions are on the unit. Call CANRO if uncertain.

Expert insights: furnaces in Metro Vancouver

Below is a CANRO technician's perspective on furnaces as they apply in Metro Vancouver: what to look for, what to avoid, and what to expect. A modern high-efficiency gas furnace in Metro Vancouver operates at 95-98% AFUE, modulating its burner output between 40% and 100% to match demand. Vancouver's mild climate means short, frequent run cycles, which favours variable-speed ECM blowers and two-stage or modulating gas valves.

Metro Vancouver's coastal climate brings salt-laden air to coastal neighbourhoods (Steveston, Tsawwassen, White Rock) that accelerates outdoor coil corrosion — an important factor in equipment selection and placement. CANRO has worked with furnace systems across Metro Vancouver since 1999, including installations and service calls in Westwood Plateau, Kerrisdale, Brighouse and Point Grey.

Technical considerations for furnaces in Metro Vancouver

Sizing. Proper furnace sizing requires a Manual J load calculation — most Vancouver homes need 50,000-90,000 BTU, but oversized furnaces short-cycle, accelerate component wear and produce uneven temperatures.

Lifespan. A well-maintained high-efficiency gas furnace lasts 15-20 years in Vancouver. The single biggest factor in lifespan is annual professional servicing — combustion analysis, condensate trap cleaning, and igniter inspection prevent 80% of mid-life failures.

Warning signs. A failing furnace usually announces itself: short-cycling, yellow flame (should be blue), rising gas bills, uneven heating between rooms, banging on startup, or persistent error codes on the control board.

What CANRO checks during a furnace service

  • Combustion analysis (CO, CO2, O2, stack temperature)
  • Heat-exchanger inspection (cracks, corrosion)
  • Flame sensor cleaning
  • Hot-surface ignitor test
  • Gas pressure verification (inlet + manifold)
  • Condensate trap and drain clearing
  • Blower motor amp draw and bearing check
  • Filter replacement and airflow verification
  • Limit switch and rollout safety test
  • Thermostat calibration and response check

Furnace FAQs

Why does my furnace short-cycle (turn on and off rapidly)?

Short-cycling typically indicates one of: an over-sized furnace for the home, a dirty flame sensor, a clogged condensate drain triggering shutdown, low gas pressure, a failing limit switch, or a thermostat located in a non-representative spot (in direct sunlight, near a vent). All are diagnosed quickly during a service call.

Do I really need annual furnace servicing in Vancouver?

Yes. Annual professional servicing catches 80% of mid-life failures before they cause a no-heat call. It also keeps manufacturer warranties valid — most are voided by missing scheduled maintenance. The service includes combustion analysis, heat-exchanger inspection, flame-sensor cleaning, blower-motor check, condensate-trap clearing, and a full safety test for carbon monoxide.

What AFUE rating should I look for in a new Vancouver furnace?

For Metro Vancouver homes, 95-97% AFUE is the sweet spot — high enough to qualify for FortisBC rebates and capture nearly all available efficiency gains, but without paying a premium for the very last 1-2% from 98% AFUE modulating units. ENERGY STAR-certified models above 95% AFUE are required for current rebate programs.

Two-stage vs modulating gas furnace — what's right for Vancouver?

Two-stage furnaces (high/low burner) are a good fit for most Vancouver homes — they cut short-cycling and run quieter than single-stage units. Modulating furnaces (continuously variable burner output) are worth the premium in larger homes (3,000+ sq ft), homes with significant temperature zones, or homes prioritising the absolute quietest operation.

How much does furnace installation cost in Metro Vancouver?

A typical residential high-efficiency gas furnace installation in Metro Vancouver costs $4,500-$8,500 including the equipment, venting, gas-line work, permit, electrical, and removal of the old unit. Variable-speed and modulating models are at the upper end. CANRO provides three quote tiers (good/better/best) so you can choose the right balance for your home and budget.

Can I install a heat pump and skip the furnace altogether?

Yes — for most Metro Vancouver homes, a cold-climate heat pump alone provides 100% of heating needs down to -10°C. Some homeowners choose a dual-fuel setup (heat pump + small gas furnace as back-up for the rare deep cold snap), but this is rarely necessary in our climate.

Frequently asked questions

How often should a furnace be serviced?
Annual servicing is recommended for gas furnaces, ideally before the start of the heating season in September or October. Service includes burner cleaning, heat exchanger inspection, ignition check, blower motor cleaning, gas pressure adjustment and a full safety test for carbon-monoxide leaks.
How long does a furnace last in Vancouver's climate?
High-efficiency gas furnaces typically last 15–20 years with annual maintenance. Vancouver's mild climate means lower run-times than colder Canadian cities, which extends life — but salt-air corrosion near the coast and high humidity can shorten it.
Why is my furnace blowing cold air?
Common causes are a thermostat set to "on" instead of "auto", a tripped flame sensor, a clogged condensate drain shutting down a high-efficiency unit, low gas pressure, or a failed ignitor. Most are repairable in a single service visit.
How much does a new furnace cost in Vancouver?
A typical residential high-efficiency gas furnace in Metro Vancouver costs $4,500–$8,500 installed depending on size, brand and venting requirements. Variable-speed and modulating models are at the upper end.
What is the most reliable furnace brand?
In our experience servicing Vancouver homes since 1999, Carrier, Lennox, Bryant and York have produced the most reliable mid-to-high-efficiency furnaces with the best parts availability. Goodman and Rheem offer strong value at lower price points.
What HVAC services does CANRO offer in Metro Vancouver?
CANRO installs, services and repairs boilers, furnaces, heat pumps, hot water tanks, tankless water heaters, gas fireplaces and air conditioning across Metro Vancouver. We work on residential homes, townhouses and condos throughout the Lower Mainland.
How long has CANRO been in business?
CANRO has been serving the Greater Vancouver area since 1999. Our founder George is recognised by customers as one of the most experienced boiler and hydronic heating technicians in the Lower Mainland.
What areas do you serve?
We cover all of Metro Vancouver: Vancouver, Burnaby, Richmond, Surrey, Coquitlam, North Vancouver, West Vancouver, New Westminster, Delta, Langley, Port Moody, Port Coquitlam, White Rock, Pitt Meadows, and Maple Ridge.
Why is my furnace not turning on?
Most often it's the thermostat (dead batteries, wrong mode, or a setting issue), a tripped breaker or blown fuse at the electrical panel, a closed gas valve, or a safety switch that's shut the system down, such as a clogged filter, a dirty flame sensor, or a full condensate pan on high-efficiency models. Check the thermostat and breaker first. If the furnace still won't start, a Red Seal certified CANRO technician can diagnose the ignition and safety controls safely. Call (604) 359-1081 for same-day response.
